A successful groundbreaking ceremony for Educare Lake County! The city of Zion will soon be home to a new state-of-the-art early learning school that will provide high-quality early childhood education. When doors open, the school will serve 174 infants, toddlers, preschoolers and their families, helping ensure children enter kindergarten ready to thrive.

Cullen Construction Management is proud to provide Owner’s Representative services for Start Early on this impactful project. From early planning and budgeting through construction and project coordination, our role is to help owners navigate every phase of construction with confidence, transparency, and the right team in place from day one.

For school districts and educational leaders considering a new facility, expansion, or redevelopment project, the process can feel overwhelming. Bringing in an Owner’s Representative early helps establish realistic budgets, align project goals, coordinate stakeholders, and keep projects moving efficiently from concept to completion.

The Professional Women in Construction Spring Networking Panel was moderated by Shaylyn Cullen, who brought expertise in sustainable construction as the Owner’s Representative on The award-winning multi-family development, The Pierce at 7 W. Van Buren, Oak Park, IL. Newly complete in 2025, The Pierce is recognized as the Midwest’s first Phius-certified, net-zero multifamily building.

Six passionate panelists reinforced sustainable building materials & carbon-conscious strategies must be considered and budgeted during preconstruction, not as an afterthought.

Each panelist shared insights from their unique role in the build process. Sustainable building matters - even small decisions in design and construction can add up to a huge impact, reducing energy use, lowering operating costs, and making a real difference in the long-term health of our communities and the planet.

The NCSA/Candy Hall of Fame has chosen Chicago as the permanent home of the Candy Hall of Fame Experience, a 60,000-square-foot, multi-level destination coming to 830 N. Michigan Ave, along Chicago’s Magnificent Mile. The venue is scheduled to open in summer 2027.

To develop the experience, NCSA has partnered with Jeff Rubin, a Candy Hall of Fame inductee and former founder and CEO of IT'SUGAR. Cullen Construction Management is proud to work with Jeff Rubin and the team bringing the museum to life.

We’re proud to stand alongside Core Spaces, as this new 399 residential unit, 1,300+ bed, community takes shape. Did you know? It's one of the largest student housing communities in the market. This is Core Spaces third student housing development in prime locations near Clemson University.

⭐️ Celebrating the Civic Celebration & Ribbon Cutting of TimeLine Theatre Company Company’s new home at 5035 N. Broadway in Chicago's Uptown Neighborhood was a long-held dream that finally did come true!

For nearly 30 years TimeLine has brought history to life on stage, and now they’ve created an even greater space for storytelling, education, and community impact. Cullen Construction Management is proud to have served as Owner’s Representative for this well-equipped 250-seat black box theater, which includes a bar and café, rehearsal and event spaces, exhibit galleries, and on-site offices. This new home will inspire audiences, support artists, and strengthen Chicago’s vibrant cultural scene for years to come.

Congratulations to the entire whole team at TimeLine Theatre Company, and our project partners Bulley & Andrews, HGA, Schuler Shook and Threshold Acoustics & AV on this milestone!

The Project Team spent the morning connecting with girls from local Chicago high schools as they led us in ice breakers, asked thoughtful questions about our work, and joined us for lunch

Pivoting is never the end of the path, it’s the discovery of a new one! Cullen CM had recently completed the five-story, 178-residence condominium as Owner’s Representative for Pearlstone Partners, and now, the vision has been reimagined into something entirely new. We pivoted alongside the client, navigating building code modifications, permitting, and design adjustments to convert the mixed-use condo into The Code, a beautiful, welcoming, hotel-condo model in Austin, TX without missing a beat.

Converting a condo into a hotel/condo hybrid requires reclassifying the building and upgrading life safety systems, MEP infrastructure, and ADA compliance, while adding hospitality-specific elements like front- and back-of-house spaces, enhanced access controls, durable finishes, and unit modifications to support short-term, high-turnover use. Shoutout to our Austin team, Brandon Stewart, LEED AP, Rafael Martinez, and Kimia Katebi for supporting the pivot with construction and project management services that helped bring it all together 👏

Behind the Build is back! Check out this unique behind-the-scenes look at three projects Cullen Construction Management helped deliver for the Village of Tinley Park Illinois Government, Harmony Square, Teehan's, and Durbins. Together, these projects created a vibrant downtown destination, blending community gathering space, historic character, dining, and entertainment that bring residents and visitors together year-round.

This community hub has quickly become a vibrant gathering space and a huge success for the village. In addition, Harmony Square has also already won the APWA Southwest Branch Award in the Structures Category 🏆
