Shower tile repair job for a 3rd floor unit in Chicago. This corner shower had a failed pan silicone seal which over time allowed for water wicking behind the tile and into the green board. The degradation was so bad, gypsum material was falling apart and the exterior cinder blocks were very wet to the touch.
This shower was almost 20 years old. Finished with 12x12 Crema Marfil marble tile. Very popular in the early 2000s.
I discussed repair or replacement options with the owner. They decided to go ahead with the partial tile removal and replacement for cost savings. I recommend we replace the bottom rows with 12x24 porcelain for lack of a better option. Not the most esthetic but better tile and less grout joints in the splash area.
Steps I took to complete this project.
1. Carefully cut away silicone and remove glass door
2. Remove loose tiles.
3. Inspect water damaged area and determine how many tiles to remove.
4. Remove all water damaged materials. Green board, exterior wall insulation and moisture barrier.
5. Leave area to dry overnight with fan on.
6. Confirm area is dry before reinstall
7. Reinstall tile backer and liquid waterproof
8. Install replacement 12x24 porcelain tile with 1/16 grout joints
9. Grout and clean
10. Seal grout and silicone shower pan/curb.
11. Reinstall glass door
12. Silicone around glass door
13. Clean up✓
