Shower tile repair job for a 3rd floor unit in Chicago. This corner shower had a failed pan silicone seal which over time allowed for water wicking behind the tile and into the green board. The degradation was so bad, gypsum material was falling apart and the exterior cinder blocks were very wet to the touch.
This shower was almost 20 years old. Finished with 12x12 Crema Marfil marble tile. Very popular in the early 2000s.
I discussed repair or replacement options with the owner. They decided to go ahead with the partial tile removal and replacement for cost savings. I recommend we replace the bottom rows with 12x24 porcelain for lack of a better option. Not the most esthetic but better tile and less grout joints in the splash area.

Steps I took to complete this project.

1. Carefully cut away silicone and remove glass door
2. Remove loose tiles.
3. Inspect water damaged area and determine how many tiles to remove.
4. Remove all water damaged materials. Green board, exterior wall insulation and moisture barrier.
5. Leave area to dry overnight with fan on.
6. Confirm area is dry before reinstall
7. Reinstall tile backer and liquid waterproof
8. Install replacement 12x24 porcelain tile with 1/16 grout joints
9. Grout and clean
10. Seal grout and silicone shower pan/curb.
11. Reinstall glass door
12. Silicone around glass door
13. Clean up✓

Basement tile job for a customer in Villa Park. Their old glue on linoleum tiles from the 1980 were no longer providing a safe surface to walk on so they had to go.
The concrete slab was in terrific shape and surprisingly very level. A little over 700 sqft of flooring were installed with 12x12 non slip ceramic tile with 1/8 grout joints. Had to tackle this area in two sections due to personal belongings and furniture being stored. Split down the center line. tiled and grouted one half at a time.

Steps I took to complete this job.

1. Discuss tile and layout option with customer
2. Remove; closet doors & toe kick
3. Remove old linoleum tiles
4. Wash concrete slab with bleach and degreaser to remove any leftover glue and grime
5. Mark center line of floorplan.
6. Install tiles working from center line towards outer walls.
7. Clean and prep floor tiles for grouting.
8. Grout and clean
9. Reinstall closet doors and new toekick molding
10. Clean up✓

Basement tile job for a customer in Chicago. After their basement flooded and ruined all the vinyl flooring they decided to go with porcelain 6x36 tiles instead. Came out to a little over 600sqft. Biggest part of the job was moving things around since the basement was fully furnished.

Steps I took to complete this job.

1. Discuss layout with customer
2. Take measurements and dry fit for hallway layout
3. Start tiling the large area first, hallway next then flow the pattern into the adjacent laundry room and bedroom.
4. The bedroom floor needed re-leveling due to a bad patch job that was coming loose
5. Wipe tile and prep for grout
6. Grout
7. Install and paint baseboards
8. Reinstall washer/dryer
9. Clean up✓

Just an entryway tile job from a few years back. Customer mentioned their existing tiles were feeling loose when stepping on them.
Upon inspection I noticed most of the grout was cracked and the tiles were loose enough to pick up by hand.
The previous installer broke all the rules with this one. I'm not even going to comment on his work.

Steps I took to complete this job.

1. Remove all tiles
2. Prep subfloor. Remove staples. Secure subfloor to floor joists with 2in screws
3. Liquid waterproof subfloor
4. Install 1/4in Hardie Backer cement board to subfloor with 1 1/4 cement board screws and mapei thinset
5. Install new 12x12 tiles.
6. Grout
7. Clean up✓

This was a fun one. Customer tried saving $$$$ by redoing their tub surround with schluter products and it didn't go so well. I respect their effort for trying but unfortunately it all had to get ripped out. I prefer using GoBoard over Schluter for many reasons I won't list here.
The customer supplied the tile in this case and I covered the materials.

Steps I took to complete this job.

1. Carefully demo tub surround walls.
2. Check for plumb. Prep studs
3. Install 1/2in GoBoard with GoBoard screws and sealant
4. Discuss tile layout with client.
5. Install porcelain tile. I like to use a laser and ledger board to tile the walls starting with the 2nd row. And install the 1st row last. This way you're never relying on the tub deck to keep you level.
6. Grout and seal.
7. Install new shower head, tub spout, cover plate and handle
8. Clean up. ✓

Complete tub surround reseal and drain clean for a customer in the West burbs. While there I advised them of the window sill tiles popping off. They opted for a quick repair and reinstall of the same tiles. Luckily upon removal of the sill tiles there was no water damage present.

Steps I took to complete this job.

1. Remove old silicone
2. Clear drain
3. Clean and prep area
4. Reseal tub surround with 100% white silicone per customer request
5. Label window sill tiles and remove. Previous installer tiled directly on wood.
6. Add waterproofing. I used some goboard sealant and applied it over the wood with a 4in knife.
7. Reinstall the sill tiles with a polymer modified thin set.
8. Grout
9. Silicone around window

Partial kitchen floor replacement for a customer in Naperville. Faulty dishwasher drain pump was the culprit for the water damage seen in the pictures. Luckily the customer noticed right away and water damage was limited to that small area.

Steps I took to complete this job.

1. Disconnect and remove dishwasher
2. Remove water damaged flooring and underlayment
3. Clean and prep area.
4. Install underlayment.
5. Install replacement flooring planks. Good thing the Customer had extra boxes leftover in their garage.
6. Clean up and haul away debris ✓

Quick tub surround reseal for a customer's rental unit downtown. Old silicone had failed around the guest bathroom tub deck in several spots so it had to go.

Steps I took to complete this job.

1. Remove old silicone.
2. Remove any loose grout.
3. Clean and prep area
4. Reseal using 100% clear silicone.
5. Wipe & clean ✓

Replacing a sink drain stopper for a repeat customer in the West loop. The previous installer must have forgotten some parts so why not use expanding foam insulation instead 😞. I'm not sure how this didn't leak.

Steps i took to complete this repair

1. Remove old drain.
2. Clean up and prep sink drain opening.
3. Install new Kohler clicker drain with overflow.
4. Secure all ptrap connections
5. Test for leaks
6. Clean up ✓

Quick brick wall repair for a rental property in Villa Park. Delivery person slammed the gate which dislodged the top pin mount along with a few bricks and cap stone.
Luckily I was able to reuse all the bricks since these were some weird size from back in the 60s when this was originally built.

Steps I took to complete this repair.

1. Remove all loose bricks and vacuum out wall cavity
2. Dry fit and mark bricks for reinstall.
3. Use a sponge and water bucket to wet the wall area and soak the bricks
4. Re-lay bricks, the gate mount and cap stone. I used Quikrete mortar mix for this application
5. Clean and Lightly wash wall once dry✓

Gate was reinstalled a few weeks later once the mortar had a chance to properly cure.

Replacing an old broken exhaust fan. This was for a basement bathroom in a rental property. Customer supplied the new fan, a pretty good product off Amazon. Nice and quiet with decent CFM rating.

Steps I took to complete this job.

1. Shut off power to fan.
2. Remove fan cover and motor.
3. Locate which fan case side is attached to the ceiling joist and cut off mounting screws or nails using a sawazall with a short metal blade.
4. Disconnect electric supply + exhaust duct to remove fan case.
5. Dry fit new fan housing.
6. EMT conduit was too short to meet the new fan housing so I opted to cut off the final 90 bend and add a small utility box from which I extend the line with flex conduit.
7. Also needed a 4in to 3in reducer to connect the new fan housing to the old exhaust duct.
8. Secure new fan housing to ceiling joist. Slide in fan body and plug in. Plug in cover light and install cover..
9. Test functions & Clean up ✓

Pedestal sink replacement for a repeat customer in Villa Park. Their 1st floor bathroom sink basin suffered some damage and they opted for complete replacement with a new pedestal sink, including new faucet, supply lines and drainage components.
I'm not necessarily a fan of pedestal sinks especially if there are small children around. Just be diligent as not all pedestal sinks are secured properly.

Steps I took to complete this job.

1. Shut off water supply.
2. Cut away all silicone around the old sink and loosen mounting screws.
3. Disconnect sink drain and remove sink.
4. Remove old pedestal and leftover floor residue
5. Disconnect old ptrap assembly.
7. Dry fit new pedestal and sink.
8. Install sink faucet, click drain and drain extension as space is very limited behind the pedestal
9. Mark and drill new wall mounting holes for the sink. Mark optimal floor location for the pedestal
10. Secure sink with toggle bolt wing nut anchor and silicone adhesive to wall and pedestal.
11. Connect water supply lines and ptrap.
12. Turn on water. Test for leaks.
13. Clean up✓
