What an Unprepared Roof Costs You When a Storm Hits

Hurricane season peaks around September 10 each year. For building owners and managers on the Gulf Coast or in the Southeast, the real risk isn't just wind and rain. It's what happens after the storm:
- Business interruption while repairs are underway
- Inventory or equipment loss from water intrusion
- Insurance claims delayed or denied due to missing pre-storm documentation

A roof assessment now gives you a clear record of your roof's condition, so you're not caught without documentation if you need to file a claim. If it has been a while since your last inspection, now is the time.

Fall Roof Maintenance: What Every Property Owner/Manager Should Know

As temperatures start to shift, it's a good time to get your commercial flat roof ready for fall. A short inspection now can catch small problems before falling leaves, debris, and seasonal rain make them worse.

What a fall roof inspection covers:
• Checking for pooling water, cracks, and separated seams
• Clearing drains and scuppers so leaves and debris don't block drainage
• Sealing minor problem areas before they grow
• A full report with photos and clear recommendations

Why it matters:
The National Roofing Contractors Association points to biannual roof inspections, in spring and fall, as one of the best ways to catch cracked, warped, or missing materials and deteriorating flashing before they turn into bigger problems.https://nrcawebstorage.blob.core.windows.net/files/nrca_website/documents/technical/Consumer-Advisory-Bulletin-Issue-4-Maintenance.pdf

IBHS also recommends scheduling a professional inspection at least once a year and before storm season, since clogged drains and debris buildup are common causes of costly leaks. https://ibhs.org/commercial-roof-inspection-maintenance-guide/

Preventive maintenance now means fewer emergency calls later.

Flat Roofing FAQ: How Often Should a Flat Roof Be Inspected?

Commercial flat roofs should be inspected at least twice a year, once in the spring and once in the fall. It's also smart to schedule an inspection after any major storm, heavy snow, or high wind event.
Regular inspections help catch small problems, like clogged drains or worn flashing, before they turn into costly leaks or roof damage.

5 Warning Signs Your Roof Needs Attention

The roof in this graphic didn't get into this condition overnight. Like most commercial roofs, it likely showed warning signs long before it reached this point. Routine inspections can help identify those issues early and keep them from becoming expensive repairs.

Here are five things we look for during a commercial roof evaluation:
• Ponding water that remains after rainfall
• Open seams or membrane damage that can allow water to enter the roof system
• Damaged flashing around HVAC units, pipes, skylights, and other roof penetrations
• Visible wear, punctures, or deterioration caused by weather, foot traffic, or aging
• Recurring leaks or signs of moisture intrusion that may indicate hidden damage beneath the roof surface

Finding these issues early can help extend the life of your roof, reduce repair costs, minimize disruptions, and support applicable manufacturer warranty requirements.
Addressing these issues early can often help extend your roof's lifespan, reduce repair costs, and minimize disruptions to your business.
Whether your roof needs preventive maintenance, targeted repairs, restoration, or a complete replacement, O'Hara's Son Roofing (OSR) can help you determine the best solution for your building.

Myth: You only need to think about your roof when it starts leaking.
Truth: By the time a leak appears inside your building, the damage may have already started.

Commercial roofs often show signs of wear long before water reaches the interior. Small issues like loose flashing, open seams, clogged drains, punctures, or ponding water can often be identified during routine inspections and repaired before they turn into costly leaks.

Regular preventive maintenance can help:
• Extend the life of your roof
• Reduce unexpected repair costs
• Protect your building and its contents
• Support applicable manufacturer warranty requirements through documented inspections and maintenance

Don't wait for a leak to tell you something is wrong. A proactive maintenance plan can help keep your roof performing at its best year after year.

Roof Systems 101 | Episode 1
What Is TPO Roofing?

TPO (Thermoplastic Polyolefin) is one of the most widely used commercial roofing systems in the United States. It’s a durable, energy-efficient single-ply membrane known for its heat-welded seams, reflective surface, and long-term performance.

Why do building owners choose TPO?
• Energy-efficient reflective surface
• Heat-welded seams for added durability
• Lightweight and cost-effective
• Resistant to UV exposure and weathering
• Recyclable thermoplastic material*

TPO is commonly installed on warehouses, distribution centers, retail buildings, office buildings, manufacturing facilities, schools, and healthcare facilities.
With professional installation and routine maintenance, a TPO roof can often provide 20-30 years of service.
Like any roofing system, regular inspections are important. Watch for punctures, damaged seams, loose flashing, clogged drains, and ponding water. Catching small issues early can help extend the life of your roof, reduce repair costs, and support applicable manufacturer warranty requirements.
Is TPO the right choice for your building? Every facility has unique needs based on its use, location, budget, and long-term goals. The right roofing system depends on balancing all of those factors.

Road Warriors: Meet Isidro Fileto

From foundries to flat roofs, Isidro Fileto brings decades of experience, a strong work ethic, and a positive attitude to every project. After spending nearly 34 years in the foundry industry, Isidro returned to roofing and is grateful for the opportunity to continue doing what he enjoys most. Whether he's leading a crew, traveling to job sites, or watching a Brewers game with family, Isidro takes pride in doing the job the right way.

What's the most unexpected thing you've found on a roof?
I've encountered bee hives!

If you had to motivate a team of tired and stressed workers, what would you do?
I believe in staying positive and recognizing the hard work my crew puts in every day. It's important that they know they're appreciated, supported, and that their efforts never go unnoticed.

What's your approach to ensuring safety standards are met on every project you oversee?
Every day starts with a meeting to discuss the work ahead, review safety precautions, and reinforce the importance of working safely. Keeping safety top of mind is part of our daily routine.
W
hat's the most memorable roofing project you've worked on and why?
One of the most memorable projects I worked on was in Arkansas. The sunrises there were spectacular, and it was exciting to be part of such a large-scale roofing project.

If commercial roofing sites had theme songs, what would be playing on yours?
"Feliz, Feliz (Happy Happy)" by Banda El Mexicano.

If you could choose a historical figure to oversee a commercial roofing project with you, who would it be and why?
I would choose Luis Barragán, one of Mexico's most influential architects. His attention to detail and commitment to quality would bring a unique perspective to any construction project. We share the same philosophy of taking pride in our work and making sure every project is completed the right way.

Do small roof issues really matter?
Yes.

Small roofing problems rarely stay small.

Minor cracks, loose flashing, clogged drains, punctures, or small areas of ponding water can allow moisture to enter the roof system. Left unaddressed, these issues can lead to leaks, wet insulation, structural damage, mold growth, and much more expensive repairs.
Routine roof inspections and preventive maintenance help identify these problems early, before they have a chance to become major issues.

Regular maintenance can also:
• Help extend the life of your commercial roof
• Reduce unexpected repair costs
• Improve long-term roof performance
• Help support applicable manufacturer warranty requirements by documenting routine inspections and maintenance

An annual roof service plan takes the guesswork out of maintenance. Instead of remembering when your roof is due for an inspection, we'll help keep your maintenance on schedule so small issues can be addressed before they become costly problems.
