This is Paul Stugart, Chief Maverick at Maverick Roofing + Solar. Every Roof Has a Story…

This home in Allison Park was built about 41 years ago. The roof had last been replaced 15 to 20 years ago, and a rear addition was added 6 to 8 years ago. Recently, the original homeowner passed away, and his son was in the process of buying the house from the estate. That’s when he realized something wasn’t right.

The Concerns:

From the first glance, it was clear that this roof had serious issues:
✅ Waves appeared every 24 inches, signaling underlying structural problems.
✅ Shingles were dry, cracked, and lifting, indicating premature failure.
✅ Leaks were present where the addition’s roof tied into the original structure.

The homeowner knew a new roof was needed—but the real question was:
Why did this happen?

The Inspection:

Upon a full inspection, we uncovered several major issues:

🔍 Structural Concerns: The roof was framed with 2”x4” rafters spaced 24 inches apart, supporting only 3/8” OSB decking— below today’s building code. This weak decking had begun to warp over time.

🔍 Ventilation Problems:
• The home had a mix of different ventilation systems—gable vents, soffit vents, ridge vents, and a powered rooftop exhaust fan—all working against each other instead of together.
• The back side of the home had no soffit intake vents, meaning airflow was severely restricted.
• The front soffit vents were blocked by attic insulation, preventing proper intake airflow.

Poor ventilation led to heat and moisture buildup in the attic, which accelerated shingle deterioration and caused the thin OSB decking to warp, resulting in the wavy roof.

The Solution: Creating a Stronger, Longer-Lasting Roof

We designed a plan to fix these issues the right way:

✅ Improve Ventilation:
• Removed the powered exhaust fan to eliminate interference with natural airflow.
• Blocked off gable vents to ensure ridge and soffit ventilation worked efficiently.
• Installed mid-roof intake vents on the back of the home.
• Replaced the front soffit with hidden vent soffit for improved intake.
• Installed rafter baffles to prevent insulation from blocking airflow.

✅ Strengthen the Roof Decking:
• Since the 3/8” OSB was too thin, we installed a full deck layover with 7/16” OSB, creating a stronger, smoother nailable surface for the new shingles.

✅ Unexpected Challenge & Adjustment:
Once we removed the existing vinyl soffit, we discovered that the wood underneath was solid, meaning the previous soffit vents were useless. To correct this, we drilled 3” intake holes along the eave to meet proper Net Free Air (NFA) requirements.

The Result:

✅ A fully ventilated, code-compliant roofing system.
✅ A smooth, solid roof deck built for longevity.
✅ A beautiful new roof that will last 25 to 30 years.
