“🚧 Towson University Smith Hall renovation is moving fast! Consigli Construction is crushing it on the rebuild—new west wing reno and full east wing reconstruction into a 200,000 sq ft hub for mass comm, journalism, film, and more.
Proud that Potomac Fireproofing (my company) handled the spray fireproofing on the steel structure. Framing, concrete, and all the details are coming together—geothermal system, modern studios, labs, newsrooms. Opening fall 2027!

🔥 The application went down clean and consistent — and it met the 24-hour temperature requirements.
But “meeting temperature requirements” doesn’t mean the material is fully safe from days later rain and freezing temps.

After the 24 hour temp. requirement and 3 days of additional curing, the project experienced:

🌧️ Multiple rain events
🏗️ Water migration through several floors above
💧 Saturation of the fireproofing
❄️ A freeze/thaw cycle

After a rain event earlier in the schedule, our team inspected the 1st floor to verify whether any water from the deck above would be enough to compromise the fireproofing. At that time, everything looked sound and safe to spray — no signs of enough water infiltration to do much damage.

Later, as three additional floors were built above with light-gauge framing, the layout unintentionally created a “downspout” effect. Water began channeling straight down through multiple levels, something that couldn’t have been predicted during our initial inspection.

This unexpected water path saturated the fireproofing and was later followed by freezing temperatures — a combination that can impact even a clean, compliant application.
When fireproofing becomes saturated and then freezes, it can compromise an otherwise perfect installation. This is why weather protection, and sequencing matter long after the initial application.
