Construction season isn’t over yet.

Late summer into early fall is an important window for exterior concrete, masonry, waterproofing, and sealant work across the Upper Midwest. There’s still time to assess problem areas, get pricing in place, and complete work that shouldn’t go through another winter.

The key is knowing what can wait — and what can’t.

Failed sealant joints, cracks taking on water, exposed reinforcing steel, and active concrete deterioration can get worse quickly once freeze-thaw season hits. Other repairs may be perfectly fine to plan for next spring.

Fresh traffic coatings are one of the best ways to protect a parking structure.

Traffic coatings don't last forever. Annual evaluations identify where coatings are wearing thin so they can be renewed before water and salt reach the concrete below. Catching that wear early helps prevent much more expensive structural repairs.

The highest-wear areas are typically drive lanes, turning areas, entrances, exits, and parking stalls where vehicles brake, turn, and accelerate. These areas should be monitored every year to make sure the protective system is still doing its job.

A proper annual evaluation also looks for cracks, spalls, hollow concrete, failed sealants, drainage issues, and early signs of corrosion. Together, these findings help owners prioritize repairs, extend the life of the structure, and make informed budgeting decisions before small issues become major restoration projects.

A great afternoon with the RSI Milwaukee team!

Earlier this week we took a break from the job sites and office to spend some time together at Broken Bat Brewing Company in Milwaukee. Great food from Aguilera's Tacos, plenty of laughs, and a chance to connect outside of the day-to-day made for an awesome afternoon.

Moments like these are a great reminder that the work we do is important — but it's the people we do it with that make RSI such a great place to be.

They start with one thing that doesn't seem quite right.

-A new leak after heavy rain.
