We Built That: Peleton Apartments

This mixed-use project brought four residential apartments β€” two on the second floor, two on the third β€” together with two first-floor retail spaces sharing a common bathroom area. Delivered between September 2018 and June 2019 on a $2,202,000 build, in partnership with architect Wolf Ackerman.

The weather had other plans. A wet fall and winter delayed the schedule by several weeks, and the team also worked through architectural changes, vendor issues, and waterproofing challenges along the way.

"Weather has been a huge challenge... There were architectural challenges, vendor issues, and waterproofing challenges. We worked through each one quickly with the architects, owner, and superintendent to make sure their vision was met and expectations were fulfilled." β€” Barbara Regester, Project Manager

Through it all, the collaboration with the owner made the difference.

Community Dental Center has a new home β€” and we couldn't be more proud of the space. Martin Horn completed a full interior renovation of CDC's newly purchased building in Charlottesville, giving this 20-year pediatric dental nonprofit a space that finally matches the quality of care they provide to every family who walks through the door, regardless of insurance.

Great preconstruction isn't just about estimating a design β€” it's about improving it before ground is ever broken.

On Portico Church's new home in Charlottesville, our preconstruction team worked shoulder-to-shoulder with BRW Architects from the schematic design phase, digging into grading strategies, utility approaches, building systems, MEP composition, and material substitutions. The result: over $1,000,000 in cost reductions β€” more than 10% of the total construction budget β€” identified before a single nail was driven.

We Built That: The Barringer

On Monroe Lane, our team turned a 79,230-square-foot vision into six stories of residential living β€” 50 condo units above two levels of parking β€” delivered over 18 months (March 2006 to September 2007) on a $10 million build.

Projects like this rarely go exactly to plan, and The Barringer was no exception. Mid-construction, the owner asked us to raise the roof of the 6th-floor penthouse by two feet β€” while structural steel was already going up. We relocated the HVAC system and added a residential elevator along the way, adapting in real time without losing momentum.

The payoff? That penthouse is now one of a kind: an outdoor kitchen, gas firepit, and hot tub on a private balcony overlooking the university grounds.

Credit to the team who made it happen: Project Managers Rocky Moulton and Carter Robertson, and Superintendent Mo Kuper.
