Plumbing in the fall is all about preventing winter damage, especially frozen pipes and leaks. Here are some helpful hints to keep your plumbing system in good shape during the fall:

🔧 Outdoor Plumbing Prep

Disconnect and drain garden hoses

Water left in hoses can freeze, expand, and cause connected faucets or pipes to crack.

Shut off and drain outdoor faucets

Use the shut-off valve inside the home to cut water to outdoor spigots, then drain any remaining water.

Consider installing frost-free hose bibs if you don’t already have them.

Insulate outdoor pipes and faucets

Use foam faucet covers and pipe insulation to protect exposed plumbing.

🚰 Indoor Pipe Protection

Insulate pipes in unheated areas

Pipes in garages, crawl spaces, basements, or attics are vulnerable.

Use foam pipe sleeves or wrap with heat tape.

Check for air leaks

Seal gaps around windows, doors, and foundations to keep cold air from reaching pipes.

🧼 Water Heater Maintenance

Flush the water heater

Removes sediment buildup that can reduce efficiency and lifespan.

Helps your water heater run better during heavy winter use.

Check water heater temperature

Set to 120°F (49°C) to prevent scalding and reduce energy costs.

🚽 Gutters and Sewer Drains

Clean gutters and downspouts

Prevents water backup and potential flooding near the foundation.

Inspect and snake main sewer line (if needed)

Fall leaves and roots can clog sewer lines. Prevent backups before winter hits.

🔍 General Plumbing Check

Look for leaks or drips

Fix minor issues now to avoid burst pipes or mold later.

Pay special attention to areas under sinks and around toilets.

Test your sump pump

Pour a bucket of water into the pit to make sure it turns on and drains properly.

REMINDERS FOR SUMMER TO KEEP THE WATER FLOWING.

☀️ Summer Plumbing Tips
1. Inspect for Leaks (Indoor & Outdoor)
Check faucets, toilets, showerheads, outdoor spigots, and sprinkler systems for drips.

Leaks waste water and can worsen during increased summer usage.

2. Be Gentle on the Garbage Disposal
Summer cookouts = more food scraps (corn husks, melon rinds, grease).

Avoid putting fibrous, starchy, or greasy items down the disposal.

Run cold water before and after use.

3. Check the Washing Machine Hoses
Summer means more laundry (kids home, beach towels, etc.).

Look for bulges, cracks, or leaks in the hoses.

Consider upgrading to stainless steel braided hoses for durability.

4. Adjust Your Sprinklers
Ensure sprinklers aren’t spraying sidewalks, driveways, or the house.

Water early morning or evening to reduce evaporation.

Check for broken heads or underground leaks.

5. Inspect the Sewer Line
Tree roots grow aggressively in warm weather and may invade sewer lines.

Watch for signs like slow drains, gurgling toilets, or backups.

Schedule a camera inspection if you suspect an issue.

6. Flush the Water Heater
Sediment buildup happens year-round.

Flushing it can improve efficiency—especially important if your water use goes up in summer.

7. Vacation Prep: Shut Off the Main Water Valve
Going away? Turn off the main water supply to prevent leaks or flooding.

Optionally, turn off the water heater or set it to vacation mode.

8. Clean and Maintain Gutters/Drains
Summer storms can clog outdoor drains with debris.

Clear gutters and ensure downspouts are directing water away from the house.

9. Test Outdoor Water Pressure
High pressure can damage hoses and irrigation lines.

Ideal range: 40–60 psi. Use a gauge to check.
