Progress on Johns Island.

With foundation work underway, the footprint of this new home is beginning to take shape. These early stages establish the layout of the project and prepare the site for the phases that will follow.

There is still a long way to go, but this is one of the first moments where you can begin to see the home emerge from the plans.

Charleston has a character of its own.

Its architecture, neighborhoods, coastal setting, and history have shaped a built environment where details matter and where new construction becomes part of something larger than the individual project.

At L. Barizom Construction, our work is closely connected to Charleston and the Lowcountry. We believe good construction should respect the character of the place, while creating homes that are built for the people who will live in them today.

Proud to build in Charleston. Proud to be part of what comes next.

A new project is getting underway on Johns Island.

Foundation work has started, and this video gives you a look around the job site as our crew begins bringing the project out of the plans and into the field.

It’s still early, but this is where the transformation starts. We’ll continue sharing the progress as the build takes shape.

Sometimes the first sign of progress is taking something apart.

On this Kiawah Island project, our crew is removing the existing siding as we move through the early stages of the exterior renovation.

It may look like demolition now, but this is where the transformation begins. Removing what’s there gives us the starting point for the work that comes next.

One step at a time, from the old exterior to the new.

There’s a reason drywall became the standard.

After WWII, drywall helped transform home construction in the U.S., offering a faster and more efficient alternative to traditional plaster.

Today, it may be one of the most familiar materials inside a home—but the quality of the finished wall still comes down to how well it’s installed, finished, and prepared.

At L. Barizom Construction, even the materials you eventually stop noticing deserve attention to detail.

The framing is complete — and this Kiawah Island renovation is taking shape.

This garage renovation has come a long way from demolition. With the framing now finished, you can see the new structure and rooflines come together before the next stages of construction begin.

It’s one of those milestones where what existed on paper starts to feel like a real space.

A little progress from Downtown Charleston.

We’re currently building and painting a new fence for this property, adding privacy and helping give the exterior a more defined, finished look.

There’s still work ahead, but this is the part of the process we like sharing too — seeing each piece come together before the final result.

A strong paint job is about more than choosing the right color.

The color sets the tone of a space, but the preparation, products, and people behind the work determine how that finish will look and hold up over time.

At L. Barizom Construction, we believe the details before the first coat matter just as much as the final result — proper prep, clean ex*****on, and a contractor who understands the entire space, not just the wall in front of them.

Because the right finish should do more than look good on day one. It should feel right for the home.

A new exterior starts with what goes underneath it.

We’re making progress on this siding renovation in Kiawah Island. The existing siding has been removed, new plywood is being installed, and we’re preparing the home for its new siding.

The finished exterior will get most of the attention. We pay just as much attention to the work that eventually gets covered up.

Every construction group chat begins with good intentions.

“This will make communication easier.”

Then, three months later, someone sends a blurry photo of a wall with:

“Is this supposed to be like this?”

No room name.
No context.
Just vibes.

Then come the three typing dots.

They disappear.

They come back.

And everyone quietly wonders whether the next message will be:

“Looks amazing!”

or

“So… we were thinking about moving the wall.”

Our newest Hard Hat Honesty blog, “The Group Text No One Wants to Open,” is for anyone who has ever built, renovated, remodeled — or watched a perfectly innocent group chat slowly become part project management system, part detective agency, part emotional support group.

Read it here:

And yes… “not urgent, but…” still makes us open the message immediately.
