Wells and Wells has broken ground on Regency Windsor West Apartments in Champaign, Illinois, a new construction, market-rate apartment community bringing 52 units to the area across three buildings.

Project highlights:

– 52 High end units
– Mix of 1 and 2 bedroom units
– Private garage and exterior on-grade parking
- Clubhouse and pool amenity

Foundations are in and site work is underway across all three buildings, with framing to follow. Designed by Andrew Fell Architecture and Design, construction began in Spring 2026 with delivery expected Summer 2027.

Wells and Wells is excited to be back at Hada Yoga and Fitness, the same building we originally constructed as a 9,000 SF Medical and Fitness Center, this time building a 3,500 SF addition.

The expansion will include:

– A 1,700 SF hot yoga studio
– New restrooms
– A shared commons area
– An outdoor patio

Mosaic, a five-story, wood-framed student housing community in Champaign-Urbana, continues to take shape. This drone footage captures the framing and structural progress across the 217,000+ SF site, built around a central courtyard designed for a vibrant, car-free lifestyle.

Mosaic will bring 283 units and 371 beds to the University of Illinois student housing market, with amenities including:
– Rooftop terrace with city views
– Two resident lounges and a gaming room
– Fitness center and large bike storage room
– Courtyard with games and outdoor seating

Expected completion: August 2027. More to come as construction progresses!

Last week we topped out at Hub Bloomington Lincoln, near Indiana University, a moment to recognize everyone who’s been part of getting this build to its full height.

Raffle prizes, Papa Johns Pizza & a whole lot of well-deserved appreciation for the people who make our jobs possible.

The structure is rising, but the credit belongs to the crew.

This 80-unit townhome community, spanning 180,864 square feet across 16 buildings, is being designed to complement the established character of the surrounding neighborhood while delivering modern, high-quality housing.

A lot can happen in a few months.

We've been on the ground at Hub Bloomington Lincoln and the transformation has been quite something to watch. From early sitework and foundations to structural framing rising across nearly 7 acres and now, as of May, brick is starting to go on the exterior.

When complete, this development near Indiana University will bring 461 units, 1,492 beds, and 34,000 square feet of indoor and outdoor amenities to Bloomington, including a rooftop pool and basketball court. Completion is set for Summer 2027.
