Garage to in-law suit conversion ready for its certificate of occupancy. I didn’t get any before pictures of the unfinished 2 car garage space, but it’s what you’d imagine. This project encompassed a little bit of everything from concrete and excavation to get the plumbing through to the existing basement, to exterior siding to close the old garage doors and add new window locations. It is thought out for future accessibility with 36” doors throughout, a spacious 4’x5’ shower with a seat and grab bars, and space to move around as needed while having a full kitchen minus an oven.

Nice energy efficient and curb appeal update for this home. All the old wood mismatched windows were removed and replaced with new Provia units. Some existing rot was addressed, then the home was fully house wrapped and new natural slate siding installed with white accents.

Bathroom Reno complete. Client opted to flip flop the laundry appliances for the vanity and toilet location because they fit into the alcoves a bit better with the new layout. 8” hexagon tiles on the floor with 2 different size subway tiles in the shower that ended up looking really good.

Another awesome bathroom complete. We shifted the tub to allow for a double vanity while also gaining a linen closet in the adjacent hallway. Converting both doorways to pocket doors allows for a cleaner uninterrupted flow. Other fun items were the dual lighted medicine cabinets with integrated outlets, heated towel rack, and a bidet toilet with all the bells and whistles.

We have been able to use these shorter weeks that this garbage weather gave us to catch up on some smaller projects before the weather breaks and the madness begins. This space was originally a garage that was split into a family room and master bedroom in probably the 90’s but with children moving out they were able to reclaim a bedroom upstairs to make this an open space that’s better for hanging out/hosting. We also took the opportunity to put new adequate insulation in the attic since everyone was feeling the effects of this cold weather this year.

Quick little job all done. Client noticed leaking and mold under their tub. The entire bathroom renovation isn’t in the cards right now so we were atleast able to locate several probable causes, remedy them and get them a new tub and surround along with a new shower valve and sliding glass door unit.

Finally swung back to our addition project we wrapped up around thanksgiving for some added work the client requested. But it worked out picture wise, so they could get their furniture arranged and everything organized in the new space. The idea behind the project was single story living so there isn’t a flight of stairs to go up and down. So there was already a full bath on the first floor that we made larger to fit a more spacious vanity, added two bedrooms, and a family room with a fireplace, as well as a full basement for storage. There was a lot of brick/block demo of the old wall to join the two spaces into a seamless transition but very happy all the planning worked out. Finally, my personal favorite part is the back porch, with the timbertech decking and stained tongue and groove ceiling to look out over wildlife they get to enjoy in their backyard.
