White paint can be a little tricky.

Even when you’re using a quality paint, a shade of white will more than likely need three coats on the walls to get consistent coverage.

You can actually see it while cutting in. Some areas may look covered, while other areas still show the color underneath or look slightly different.

That’s especially noticeable when you’re painting over a darker color or a different shade of white.

So if you’re planning to paint your walls white, don’t automatically assume two coats will be enough. The number of coats really comes down to how the paint is covering the surface.

A freshly painted house can sometimes develop a cloudy, streaky, or soapy-looking appearance, especially when there is high humidity, moisture, or rain shortly after painting.

This is commonly known as surfactant leaching.

Exterior latex paints contain surfactants, which are ingredients that help with the paint’s application and performance. Under certain conditions, those materials can migrate to the surface while the paint is curing.

You may notice it as a slightly sticky, glossy, cloudy, or soapy-looking film on the painted surface.

The important thing to understand is that surfactant leaching is primarily a cosmetic issue, not necessarily a failure of the paint film or adhesion.

That doesn’t mean it should be ignored.

The timing of the paint job, temperature, humidity, surface conditions, and moisture all matter. Properly allowing the coating to cure and understanding the conditions on the jobsite can make a big difference.
