Could you list everything you own from memory?

After a loss, that is what homeowners are asked to do. Before anything happens, film a slow walkthrough of every room, photograph labels, serial numbers and receipts, and keep plans, permits and upgrade records for the house itself. Store a copy outside the house and update it every year.

When you buy a house, you buy its permit history too.

Unpermitted work, or work that was permitted and never finaled, becomes the buyer's problem at closing. Before your contingencies end, compare three things: what you see on site, the permit history from the building department, and the county assessor record of square footage, bedrooms and bathrooms. Unpermitted work lives in the gaps between them.

Every stucco wall in Southern California cracks. The useful question is whether the crack has a direction.

Fine spider cracking, hairlines along a joint, small cracks around a vent: almost always cosmetic. Diagonal cracks from window and door corners, stepped cracks following framing lines, cracks running from wall into foundation, or cracking with staining and bulging plaster: those point at movement or water. And two symptoms outrank any crack, doors that stick and floors that slope.

Most drainage problems don't start with a storm - they start with a slope nobody checked.

Southern California gets its rain in a few concentrated storms, which is why lots here fail differently than lots in wetter climates. Grading and drainage are also two different things, and confusing them is how a small regrading job turns into a retaining wall.
