Four homes, four completely different stages. ๐Ÿก

Hereโ€™s where things stand this week:
โ€ข A basement getting its gravel base before the slab
โ€ข Walls up and wrapped, waiting on roof trusses
โ€ข Trusses craned into place and the roof sheathed, with windows on the way
โ€ข Floors in, with doors and trim going in this week

This is what building looks like in real time, step by step. If youโ€™d rather skip the wait, we keep a list of Trawick homes that are ready or close to it.

Same house, three completely different personalities. ๐Ÿก

Exterior colors change everything: curb appeal, how the home sits on the lot, and how it feels every time you pull into the driveway.

Option 1: Warm greige with whitewashed brick and a natural wood door. Classic and timeless.
Option 2: Slate blue-gray with crisp white trim and traditional red brick. Fresh, friendly, very โ€œfront porch.โ€
Option 3: Deep charcoal with matte black trim and stained walnut accents. Moody and modern.

If this one were yours, which would you pick? Drop a 1, 2, or 3 in the comments ๐Ÿ‘‡

At Trawick Homes we walk through exterior selections with you step by step, so the home you drive up to really feels like yours.

Have you noticed how much is being built around Cape lately?

Chipotle, Pasta House, a new Seven Brew on South Kingshighway, work at West Park Mall and the old Sears building, and new neighborhoods going up across town.

We wrote up what all of this actually means if you're thinking about building a home in the next year or two. We cover what city leaders are saying, how home values are holding up, and a few smart questions to ask before you buy a lot in a growing area.

It's honest, local, and no pressure. ๐Ÿ‘‡

Cape Girardeau growth is showing up everywhere, from Seven Brew to West Park Mall. Here's what it honestly means if you plan to build a home in 2026โ€“27.

Let's talk real numbers. In 2026, builder-grade homes in Missouri generally run $180 to $300 per square foot. Custom homes with premium finishes land around $300 to $500.

That's a wide range, and there's a reason for it. Your finishes, the complexity of your design, and the conditions on your lot all move the number.

Every build needs a cushion. We recommend setting aside 5 to 10% of your build budget for the things nobody can fully predict, like what's under the soil on your lot.

A contingency doesn't mean something went wrong. It's what keeps a surprise from turning into stress. Our favorite outcome is when a family reaches move-in day with that money still sitting there.

It's also why we review your budget openly at every milestone of your budget-based contract.

If there's one takeaway from the 2026 color forecasts, it's this: warm is in, cool is out.

Mushroom, taupe, and warm greige are stepping in where cool gray used to be. Greens are getting richer. Earthy tones like terracotta and clay pink are showing up, along with coffee-inspired neutrals like mocha and espresso.

What they all share is depth. They shift a little as the light moves through the day, and they look great next to wood floors and natural stone.

If you've been waiting to build until the timing felt right, this is a real reason to start planning now. ๐Ÿ‘€

Lumber is only one line in a home budget. Land, labor, and finishes still count, so we won't promise that a price dip cuts your total cost. What it does is give you a better starting point. At Trawick, we build your budget-based contract around real, current numbers. That means you know what you're working with from day one, with no guessing and no surprises down the road.

Curious what building could look like for you? Try our free Affordability Calculator (link in bio) or give us a call at 573-722-2402. We'll walk through it with you step by step. ๐Ÿก

What gets left off the budget most often? Usually it's the stuff that never shows up in the construction contract.

โœ… Homeowners and earthquake insurance.
โœ… Interest on your construction draws.
โœ… Rent or your current mortgage while the house goes up.
โœ… Property taxes once it's finished.
โœ… Site work and finish upgrades catch people off guard too.

None of it is hidden. It's just easy to lose track of when you're busy thinking about floor plans and cabinet colors. We'd much rather you see all of it now than meet it at closing.

Framing day is fun to watch. Itโ€™s also a good reminder that some of the biggest costs in a build never show up on the jobsite. ๐Ÿ—๏ธ

While a home goes up, youโ€™re usually paying interest on whatโ€™s been drawn from your construction loan, plus rent or your current mortgage for the 9 to 12 months it takes to build.

Neither one is a reason to wait. They just need a spot in your plan from day one.

We broke down everything 2026 buyers tend to miss. Itโ€™s in the comments ๐Ÿ‘‡
