🌊 Know Your Coastal Flood Zone Before You Build
Where you build can make a major difference in how your home must be built and how much it will cost.
AE Zone:
Lower wave action, but flooding is still a major concern. Depending on the Base Flood Elevation (BFE), soil conditions, and local requirements, a home may be able to use a slab/stemwall foundation or may require underground pilings.
Coastal A Zone / LiMWA:
This is where wave action becomes a bigger challenge. Foundations will require stemwalls or pilings, depending on the site, soil test, elevation requirements, and local building code.
VE Zone:
High-velocity coastal wave action. Pile supported foundations are required, with the home elevated above the required flood elevation. Construction can become substantially more expensive because of deep foundations, structural requirements, and additional engineering.
💰 Some coastal Land may look like a great deal, but the real cost can be determined by what’s underneath it and what the building requirements are.
