Cat's out of the bag now.

It's days like this that make us want to throw hands when someone calls it a "flip".

118 spindles, all hand painted.
3 color levels. 🎨 🖌
Fully drenched in a high-quality exterior primer first, including end-grain.

This old gal is 145 years old, and we're going to make sure she lasts another 145.

Fully rebuilt to preservation standards.
New wiring, new plumbing, new mechanicals -

Quality takes time, but we think it's 💯 worth waiting for.

The tail end of kitchen tile.

Last week I ran out of adhesive with a small amount to go, and I shorted myself three tile cuts before I put away the tile saw on Friday - so this was my morning 🌄

I will say it was nice that everything around me was already set so that I didn't have to play Twister in order to avoid the wet parts.

Last minute Tadelakt touch ups in the wet room before the Japanese soaking tub goes in.

The most challenging part about working with this medium has been flowing with the natural color variations. The raw lime comes as a powder and the tint came as a dilutable liquid in a separate container. In addition to that, the wet color is drasticly different than when dry.

This is a high-build labor intensive process that has taken several passes with ample dry time. Each fill coat ends up looking like a Jackson Po***ck until it's dry. (Slightly maddening for my inner perfectionist)

It's a full 24 hours until I get to find out if my tint ratios were correct. ⏳️

Slow and steady. 🐢

We're on day 4 tile, in the heart of our home ❤️ the kitchen.

Doing tile well is an art, and one that I truly enjoy. It's an incredibly versatile medium with endless pattern possiities. It's also one of the most durable and timeless materials you can choose for your home 🏡

Here we have some vintage quarry tile that we sourced from ReUse Action. It's nearly half an inch thick, and it's quickly becoming one of my favorite tiles to work with.

I think it's giving Spanish revival - What do you think?

The best thing about buying a restored old house vs. A new house? The perrenials 🌼 🌸 🌹

This house already had a great collection of plants in the back yard - but the front? That was all us.

Last year, I sourced divided perrenials from dozens of local gardens (including my own; Come visit me on Garden Walk)

I also added several anchor-shrubs from Urban Roots Garden Center

Today I got to see the first blooms of the year. Much more to come.

Now that the stairs are (mostly) done, we are on to kitchen tile! 📐

To break up the brick pattern (and because we' fancy 💃 ) we're going with a 5x8 tile rug inlay that respects both the caninet layout & stair location.

"We buy houses" 🏚

We're usually looking in fall or winter for our spring project the following year. If you or someone you know has a house they don't know what to do with, HMU. We can fix that 🛠

The houses we're looking for are usually damaged by fire, water, weather, or some next-level neglect.

After the insurance is done. After the estate is settled.. what's left is an important place in our community that shouldn't be forgotten.
