GBA member Jake is renovating a late-1800s house in southeast Michigan (Climate Zone 5A) and he wants to add insulation to the walls. Like many homes built in that era, the structure is balloon-framed, so the stud bays are open from the foundation to the top plates.

Jake’s illustration shows successive layers of previous remodels, including the unusual use of horizontal 1x10s fastened to the interior of the framing, beneath the plaster and lath.

He’s unsure if the 1x10s are structural and whether they should be replaced with sheathing. He’s also debating whether to tackle insulation upgrades from the interior or exterior.

We asked building science expert Jon Harrod, to weigh in. Here’s some of what he shared:

"Although I’m wary of the cost and complexity of an exterior insulation retrofit, in this case, I think it’s the right approach.

How thick should the exterior insulation be? Michigan residential code is based on the 2015 IECC, which requires wood-framed walls in Climate Zone 5A to be insulated to at least R-20 (cavity insulation only) or R-13 + 5 (cavity plus continuous) insulation.

The second criterion can be met with high-density fiberglass or cellulose in the cavity plus 1 in. of extruded polystyrene or polyisocyanurate foam board."

Overall, bridge dampers are essential for ensuring the structural integrity, safety, and longevity of bridges, especially in areas with high traffic or seismic activity.
