The best thing on this roof is what's not on it anymore.

Whenever we do a roof, we look for anything that doesn't belong up there.

On this home, it was the electrical line coming in through the roof.

We talked with the homeowners, and they had it moved underground.

So we took it out, redecked that spot, and left it nice and clean.

One less hole in the roof. One less place for a leak to start.

Then we upgraded the underlayment.

This is Titanium PSU30. It's a high temperature peel and stick underlayment, one of the premium products on the market.

It's rubberized.
When a nail goes through it, the rubber grabs the nail and seals around it.
Every clip and every screw that holds the metal panels down seals itself the same way.

Nobody will ever see it once the metal goes on. That's the peace of mind.

Another metal roof coming together here in Brownsville.

Beautiful house. That Mediterranean look just isn't built for our rain.

Before we touch a roof, we walk it and find where the issues are going to show up first.

On this one, it's the flat areas right at the entrance.

The shingles slope down into the parapet walls, and the parapets stop the water from leaving.
There's a small cricket, but it's not enough.
The water just sits there.

When the flat roof isn't flashed right and the walls aren't capped right, water gets behind the stucco.
That's why the stucco is popping and the flashing on that corner is already rusted out.

Water intrusion is slow. It builds up over years before anyone sees it.

And this roof is only about five years old.

So we're changing the design so every part of this roof drains.

No water sitting against the walls, and a house that looks even better when we're done.

Nobody will ever see these nails once the metal goes on. That's exactly why we get them right.

Every tear off starts with the wood underneath.

Depending on code and your wind zone, we nail the perimeter four inches on center.

If those boards aren't held down tight, the underlayment on top can lift. You don't want that.

Any wood that's rotted out comes off and brand new wood goes in. Fascia included.

It's one continuous system.
Fascia, then underlayment, then your rake or drip edge.
If that corner isn't solid now, it shows up later.

That's the work happening right now on a standing seam metal roof here in Brownsville.

Some wood looks fine until you grab it.

That's why on every job, we go all the way down to the deck.

We clean it out and make sure there's no rotted wood left behind.

That edge you see? Rotted. So it comes out.

If the framing needs work, we bring in the framers and take care of it before anything else goes on.

Then the underlayment goes on before the drip edge.
That way your 2x6 and your fascia are waterproofed too.
You don't want any wood left exposed.

Remember, a roof is waterproof. It's not v***r proof.

This one's a home here in Brownsville, done right from the deck up.
