The person who put the hole in your roof probably was not a roofer.

Most commercial roof leaks start within a few feet of the AC units.

A technician comes up to do a repair. Sets a tool down. Drops something heavy. Punctures the membrane without ever noticing.

He is not being careless on purpose. He came up to fix an AC unit. The roof was never his job and nobody asked him to look at it.

So he finishes, he walks, and nobody says a word.

Then the next rain rolls through the Valley and you find out.

That is the part that gets building owners. Not the repair bill. The fact that it was preventable and nobody was up there watching.

This is the same roof we posted a few days ago. Commercial building off the expressway here in Brownsville, installed by our team back in 2017. Stay to the end of the video and you will see the before and the after from the same angle.

Here is what actually happens on a maintenance visit.

We pressure wash the surface.
We check every drain.
We check every roof pe*******on.
We check every pipe vent.
We check the walls.

Then we make sure that roof is in the same condition we left it in the day we installed it.

And there is a piece of this that shows up on a bill you are already paying.

A clean white roof reflects heat instead of holding it. That reflectivity takes load off your AC units, and your energy cost comes down with it. Look at how dark that roof was before we touched it. That is not a filter. That is years of the Valley sitting on it.

Nobody thinks about their roof until it shows up on the ceiling tiles.

By then it is not a maintenance conversation anymore. It is a claim, a shutdown, and a number nobody budgeted for.

We installed this commercial roof back in 2017, off the expressway here in Brownsville, Texas. Nine years later we were back on it this month, doing maintenance.

Here is what most building owners never get told.

Your roof does not get a day off.
It sits out in the heat, the sun, the wind, the rain, and every storm that rolls through the Valley, 365 days a year.
That never stops, not for one afternoon.

Jorge says it a way that lands with people.

You go buy a brand new car. A hundred thousand dollar car. A Cadillac. A hundred and fifty thousand dollar Escalade.

Three months in, six months in, what do you do?

You maintain it. You spend the money. You do not just keep driving it and hope.

Nobody tells you when they drop a hammer on your roof.

That's the part most property owners never find out about until it rains.

If you drive the frontage road by Alton Gloor you've passed this center a thousand times.
Right by Valley Regional.
Dental office, a few businesses, parking lot always half full.

What you can't see from the expressway is what's specifically happening on top of it.

The satellite company goes up.
The internet company goes up.
The AC technicians go up two or three times a season.

Every one of them is doing their job.

But a hammer gets set down.
A screwdriver rolls.
A drill drops.

Accidents happen and that's fine.

The problem is nobody says anything.

That puncture sits there all summer and the first real rain finds it before you do.

That's what the maintenance plan is for.

Twice a year we walk the entire system.
We clean it properly.
Drains cleared.
Curbs and pe*******ons inspected.
Drainage checked so water is actually leaving the roof instead of sitting on it.

We find the punctures while they're still cheap to fix.

A roof does not leak. The holes in it leak.

And every one of those holes was put there by somebody. A vent. A skylight. A pipe. A curb cut in ten years ago for a unit that is not even up here anymore.

Ask anyone who actually does this where a building fails and you get the same answers every time. The pe*******ons. The perimeters. The joints.

That is where it starts. Almost always.

And if the flashing at those points is not done right, it does not matter what membrane you bought or what you paid for it. You are going to have issues. Not maybe. Always.

So look at this roof.

There is nothing on it.

It used to have vents. It used to have skylights. We showed the owner they weren’t going to need them anymore & what every one of them was going to cost him over the life of the building, and he agreed to take them off.

Now there is nothing up here left to fail.

We do it once. We do it right. And then we do not disappear.

Three years out we come back. Wash the roof. Check every seam. Walk the perimeters and every pe*******on. Look for damage from people who had no business being up here in the first place.

That is the maintenance plan. It is not busy work. It is how the roof you already paid for keeps getting older instead of getting replaced.

We've been on this client's buildings since 2006.

He called this time asking for a repair.

The assessment did not support a patch. Repairing what was up there meant paying once now, paying again in a few years, and still owning an old roof at the end of it.

A complete system cost more on day one and less over the life of the building. So that is what we put in front of him.

He took it.

He understands value, not price. He is not scared of the bigger number when the bigger number is the one that actually fixes it.

That matters more here than it used to. Between the Space X launch site and the LNG work at the port, Brownsville is not the city it was in 2006. Property down here is worth protecting now.

The job itself is two buildings joined together, so there are two different decks. Concrete on one side, metal on the other.

Same roof, same membrane, two completely different ways of anchoring it. Concrete fasteners on one side, metal deck fasteners on the other.

You cannot treat a building like that as one surface. Each area gets what it actually needs.

The vents and the skylights are coming out too. Every one of those was a hole through the roof waiting to find a way in.

And we never told him what to do. Option A, option B, option C in front of him, and he picked.

When it is done he has a leak free roof with a twenty year warranty from the manufacturer, not just from us.

Before we quote a commercial roof, we cut a hole in it.

On purpose, with the owner standing right there.

It is called a coring test, and it is the only way to know what you are actually standing on.

We pull a plug out of the roof and read it like a cross section. What the decking is made of. How many roof systems are already stacked on top of each other. Whether the building can take another one.

Until somebody does that, every number you are being quoted is a guess.

On this building the core came back as a built up roof, which meant we could go over it instead of tearing everything off.

So we laid one inch ISO board as a separator between the old roof and the new one, then a single ply PVC system on top. Duro-Last, which is well known for its PVC.

Then we started taking things off the roof. The skylights came out. The vents that were not doing anything came out.

We kept the two way vents so the building can still breathe. Everything else that was cutting a hole through the membrane is gone.

Every pe*******on is a place a roof can fail. The fewer you leave up there, the less there is to go wrong.

There is one kind of job we say no to, and the customer is always surprised by it.

Somebody asked us what would make us walk away from a roof. That is the answer.

If a customer already bought material and wants it put on & it’s not code approved we are not doing it. Even when it is paid for and already sitting in a warehouse.

We would give them the two honest options we have. Repair what is already there, or put on a system that actually fits the building.

What we are not going to do is cut corners so the job closes.

We are negotiable on almost everything. Price, scope, schedule, how it gets phased. All of that is a conversation.

Our name going on something we already know will fail is not.

That is not arrogance. It is knowing what holds up on a Valley roof and what does not.

Sometimes the most useful thing a roofer can tell you is no.

One question knocks out 80% of the roofers who knock on your door.

Ask them for a reference on a roof they put on ten years ago.

Not because they are bad people. Most of them work hard and mean well. But a roof is not something you can judge on the day it gets finished. You find out what you actually bought in year seven, after enough summers and enough storms have gone over it.

There is nothing wrong with being a sales company. Somebody has to knock, and every company down here started out new.

Being a roofing company is a different job.

It means knowing why six screws go into that piece of ISO board instead of four. It means knowing the spacing tightens on your perimeters and being able to tell you why.

Those are the details that decide whether the system holds or whether you are calling somebody in three years.

We have been at this twenty plus years and we are not the only ones in the Valley who know it. There are good crews down here.

We are just handing you the question that tells you who is who.

Five thousand or twenty thousand, ask for the ten year reference.

Water sits on almost every flat roof in the Valley after it rains.

On most systems, that ponding is enough to void the manufacturer warranty.

Read that again, because it is written into the coverage on a lot of the membranes going down around here.

Our storms come fast and our commercial roofs are big and low slope. Water is going to pool somewhere. That is not a defect, that is South Texas.

So on this building we went with PVC from Duro-Last. Duro-Last

Duro-Last does not void coverage over ponding water. That is the whole reason it is on this roof.

The white single ply reflects heat instead of holding it, so the building runs cooler and the air conditioning stops fighting the roof every afternoon.

Leak free for the next twenty years, backed in writing by the manufacturer and by us.

If the next storm comes through and your roof isn't fastened right, your roof is going for a ride.

Look closely at this one.

Half of this building sits on concrete decking.

The other half sits on metal.

Same building, same mechanical system, two completely different substrates under our feet.

So we're running two different screws.

A concrete screw on one side, a metal screw on the other.

Two different threads, because a fastener that bites into concrete will not hold in steel.

Get that wrong and the system looks finished on day one and lifts on the first bad night.

Nobody walking that parking lot will ever see the difference.

That's the point.

The ownership here has been in property management around 60 years.

They've watched roofs go up and come apart across a lot of buildings.

We've already done two others for them, one in 2023 and another in 2025.

They didn't come back to us for a price.

They came back because they understand what a roof is actually worth over 20 years.
