Framing is wrapped up on this one, and it’s always a good point in the build when you can finally start to see the house really take shape.

Next up are the rough-ins.

HVAC, electrical, and plumbing will all be moving through the house before we close everything in and move on to insulation and drywall.

A lot of the work that determines how a house functions long term happens during these next few stages, so there’s still a lot going on behind the scenes before we get to the pretty stuff.

Why are we putting house wrap over ZIP System?

At first glance, it seems redundant.

That’s actually the point.

Our ZIP sheathing is already serving as the primary air and water barrier, but over top of that we’re installing a drainable house wrap behind the siding.

That drainable layer creates a small space behind the siding that gives any water that gets back there a path to drain out and allows the wall assembly to dry more effectively.

It’s an extra layer of protection that doesn’t add much cost compared to the long-term benefit it can provide.

A lot of the upgrades that make a better-built home aren’t flashy. They’re buried behind the finished product where you’ll probably never see them again.

Is multigenerational living becoming the new normal?

We’re seeing more families rethink what a house needs to look like long term.

Sometimes that means creating space for aging parents. Sometimes it’s adult kids moving back home. And sometimes it simply makes more sense financially for multiple generations to share one property while still having their own space.

The key is designing it correctly from the beginning.

Separate living areas, additional bedrooms and bathrooms, private entrances, or even a full secondary living space can give everyone the benefits of being close without feeling like everyone is living on top of each other.

One detail you won’t see on most job sites...

In this photo, you can see our ZIP System sheathing acting as the primary air and water barrier for the home. This takes the place of the traditional house wraps our dads and grandpas installed for years.

But the detail I really want to point out is at the bottom.

We used ZIP System Liquid Flash to seal the wall sheathing directly to the block foundation, creating a continuous air and water barrier through what is typically one of the leakiest parts of a home.

Underneath the framing, there is still a standard foam sill gasket, and we also apply two beads of sealant between the framing and the block to help fill the uneven gaps in the masonry.

So there are multiple layers working together, but the Liquid Flash is what ties the wall system directly into the foundation and helps eliminate that vulnerable transition.

It’s a small detail during construction, but it’s one of those details that can make a big difference in how tight and dry a home stays long term.

Another small detail that can make a big difference.

On this room addition, we’re using ZIP System liquid flash to seal the transition between the framing and the foundation. That helps close off a common trouble spot for air, moisture, insects, and other pests.

It’s one of those areas that gets covered up and never seen again, so we want to make sure it’s sealed right before we move on.

A quick look at how we’re using Benjamin Obdyke drainable house wrap behind the LP SmartSide on this room addition.

It creates a drainage space behind the siding, giving any water that gets behind the cladding a way to drain and helping the wall assembly dry out properly.

Just one of those small details that makes a big difference in how a home performs long term.
