The developer buried a 4 inch sprinkler main 3.5 feet under this backyard. Nobody knew until the excavator did 🚧

It cost us a delay and the developer rerouted the line, but the new route would have run straight through the neighbor's future pool.

So we flagged it, and they moved it clear of both lots before anyone had to dig twice.

Flush spas are trending because they're cheaper. We still build ours raised 🛁

Raising the spa puts the water 6 to 8 inches below deck height, so you step in like a stair instead of dropping into it.

You also get a ledge to sit on, and you skip the awkward interior step most flush spas need to make up the difference.

That is why the tile and the cage details matter, because the whole street sees them long before the owner takes a swim.
