New to managing a commercial property? The landscape is one of the first things residents and tenants judge, and one of the easiest things to fall behind on if you don't know what to look for.

We put together a practical site walk guide specifically for property managers in Northern Virginia, DC, and Maryland. Beds, trees, turf, irrigation, and all the details that actually matter... and what they're telling you when something's off.

A few things we're seeing shape commercial landscaping in 2026:

• Native and adaptive plantings are replacing traditional turf in common areas - less water use, less maintenance, and they actually hold up better seasonally
• Pollinator gardens are showing up in HOA and multifamily properties as a legitimate amenity, not just a sustainability checkbox
• Smart irrigation controllers that adjust in real time based on weather data are becoming standard, not optional
• Outdoor amenity spaces are being designed with year-round usability in mind, fire features, shade structures, and lighting layered into the landscape plan from the start

The properties investing in these now are going to look significantly better, and spend less on maintenance three years from now.

Memorial Day is almost here, which means pool season officially starts now.

First impressions around the deck matter more than people think. Fresh seasonal color in planters and containers, the right plants for summer heat, full and well-maintained, tells residents the amenity is being taken care of. It's a small detail that adds up quickly when the space starts seeing daily traffic.

Playground installations are one of those amenity upgrades that residents actually notice and appreciate.

But the installation is only part of it. The ongoing maintenance is where a lot of properties fall short. Safety surfacing compacts over time and loses its impact-absorbing depth. Drainage issues develop around the perimeter. Surrounding turf gets worn down to dirt paths from foot traffic.

A playground that looks fine from a distance can have real safety and liability issues up close.

We handle both sides: proper installation with the right grading, surfacing, and landscape integration from the start, and the routine maintenance that keeps it compliant and looking sharp year-round.

National Hospital Week is a good moment to appreciate the people and places that do some of the hardest work there is.

Something we think about with healthcare properties specifically: the outdoor environment genuinely matters. Research has consistently shown that access to green space, natural light, and well-kept grounds has a measurable effect on patient recovery and staff wellbeing. The landscape isn't decoration. It's part of the facility. Grateful to be a small part of what makes these properties function at their best.

To every hospital and healthcare team out there this week, thank you for what you do.

Mulch does a lot of heavy lifting on commercial properties, but only if it's applied correctly.

Most sites we take over have one of two problems: bare beds that dry out constantly and invite weeds, or volcano mulching around trees that's been building up for years. Both cause real damage over time, just in different ways.

A 2-3 inch layer of the right material, pulled back from tree trunks and plant bases, holds moisture, regulates soil temperature, and actually breaks down to feed the soil. That last part matters more than most people realize. Mulch that never decomposes isn't doing the biological work it should be.

We source organic mulch whenever possible and pay attention to depth on every application. It's a small detail that makes a big difference by the end of the season.

Not every perennial thrives in the same environment, and one of the most common planting mistakes we see is choosing flowers based on appearance without considering sun exposure.

When selecting perennials for commercial properties, matching the plant to the conditions is what keeps beds looking full, healthy, and low-maintenance year after year.

A few reliable favorites we love using include:

• For Full Sun: Anise Hyssop, Butterfly W**d, Blue Star
• For Shade: Foam Flower, Coral Bells, Christmas Fern

Not every enhancement project is worth the budget.

If you’re investing in spring upgrades, focus on the improvements people actually notice:

• Entry feature refreshes
• Seasonal flower rotations
• Plant replacements in tired beds
• Drainage corrections in chronic problem areas
• Hardscape or seating upgrades in common spaces

The best enhancement work doesn’t just fill a proposal sheet. It makes the property feel noticeably more polished, functional, and cared for.

Mowing isn’t complicated, but doing it well takes attention and consistency.

That’s why we take time each spring to slow things down and reset expectations.

Last Friday’s Safety Rodeo was all about how our crews are actually using equipment in the field. Mowing techniques, edging control, and the small habits that make a big difference in both safety and quality.

Because the goal isn’t just getting the job done.
It’s getting it done the right way, every time.

Nothing brightens up a property faster than fresh summer annuals.

It’s one of those upgrades that feels simple, but makes an immediate difference. Entrances look more inviting, common areas feel more cared for, and the whole property takes on a little more energy. Done well, seasonal color can completely change the tone of a space.
