Not every brown patch is caused by drought.

Brown patches during summer can come from several different causes.

Two of the most common:
• Heat stress
• Grub damage

The challenge is that they often look very similar at first.

Heat-stressed turf usually recovers when watering conditions improve and are circular in appearance.

Grub-damaged turf often continues declining because the root system underneath has already been compromised. These yellow spots are more of a puzzle shape and random.

Proper diagnosis matters before simply increasing irrigation or replacing turf.

More Utah facilities are shifting from reactive electrical repairs to preventative maintenance.

Across Utah commercial properties, preventative electrical maintenance is becoming a much bigger operational priority.

Why?

Because many electrical failures give warning signs long before disruption occurs.
Thermal imaging allows facility teams to identify:
• Overheating breakers
• Failing connections
• Imbalanced loads
• Electrical stress points
before they become outages or emergency repairs.

For many properties, this is less about electrical work and more about operational reliability.
The strongest maintenance strategies today focus on visibility, proactive planning, and reducing avoidable operational risk.

Most water waste doesn’t come from one major issue.

When property teams look at water usage, they often expect to find one major problem.

In reality, most waste comes from small inefficiencies repeating every day:
• Irrigation schedules that no longer match conditions
• Overlapping zones
• Watering during low-demand periods
• Minor leaks that go unnoticed
• Controllers lacking real-time adjustments

Individually, these are easy to overlook.

Across multiple properties, they become operationally expensive very quickly.

The biggest shift we’re seeing this year is that restrictions are exposing inefficiencies that previously went unnoticed.

The goal is no longer just using less water.

It’s gaining better operational control over how water is being used.

Healthy-looking turf can already have damage developing underneath the surface.

By the time brown patches become obvious, root systems may already be heavily damaged underneath the surface.

Grubs feed on the root system of turf. Removing what is vital to keep grass healthy during summer stress and drought conditions.

That is why preventative monitoring and treatment matter.

Your turf is already under pressure from:
• Heat
• Water restrictions
• Drought conditions
• Heavy foot traffic

Protecting turf starts below the surface long before visible damage appears.

Most electrical failures do not happen without warning.

A loose connection.
An overloaded breaker.
An overheating component hidden behind a panel door.
Most of the time, these problems remain invisible until disruption happens.
That is why more facilities are using thermal imaging as part of preventative maintenance programs.
Thermal imaging helps identify abnormal heat patterns before failures lead to:
• Downtime
• Equipment damage
• Operational disruption
• Emergency repair costs
The goal is not simply fixing problems faster.
It is identifying risk before operations are impacted.

Water restrictions are no longer a future concern for Utah properties.

For many property teams, this season is becoming less about simply reducing water use and more about understanding where water is actually going.

What we’re seeing across portfolios:
• Irrigation systems running on outdated schedules
• Limited visibility into water usage
• Rising pressure to maintain curb appeal with fewer watering opportunities
• Increased operational stress around landscape performance

The properties navigating this best are getting ahead of the issue early by improving visibility, upgrading irrigation controls, and making proactive adjustments before problems escalate.

We recently put together a breakdown of how Utah property managers can prepare for 2026 water restrictions.

The goal is to avoid stricter water restrictions later

Salt Lake is asking for voluntary reductions now to prevent mandatory limits later.

For commercial properties, that means getting ahead of the problem.

A better way to manage irrigation during water restrictions

Rubicon Water Guard helps properties adapt to changing conditions without adding more work.

We combine:
• Smart system upgrades
• Real-time adjustments
• Ongoing management

So your system stays aligned with weather, restrictions, and property needs.

Less manual work. Better results.

Reducing water does not mean sacrificing your landscape

The goal is not just to use less water.

It is to use the right amount.

Smart irrigation systems adjust based on:
• Weather conditions
• Soil moisture
• Seasonal changes

So you stay compliant and keep landscapes healthy.

Efficiency comes from control, not guesswork.

Water restrictions sound simple. Managing them is not.

On paper, the rules are clear.

In practice, it becomes:
• Adjusting schedules manually
• Watching weather closely
• Trying to avoid over or under watering

And across multiple properties, that gets hard to manage quickly.

Most systems were not built for this level of control.
