🏑 Thinking about turning your Longmont basement into a rental? Let's be honest: it needs a separate entrance, its own kitchen setup, and a bathroom, more than a standard basement finish. πŸ”‘ Egress and ceiling height also have to check out for it to be legal. But it's often the most cost-effective way to add rental income compared to building an ADU from scratch. πŸ’° Let's find out if your basement qualifies. πŸ“ž

🏑 Thinking about an ADU in Longmont for rental income or space for family? Let's be honest: a full kitchen, bathroom, and separate utilities push the cost per square foot above a standard addition. πŸ’΅ Financing can be trickier too. But it creates a genuinely independent space nothing else can. πŸ”‘ Colorado law now opens this up on most residential lots. Let's see what your property qualifies for. πŸ“ž

🚫 What NOT to tell a contractor: your max budget upfront (it can shape every quote you get) and a hard deadline before you know the real timeline (it can pressure bad decisions). What you SHOULD share: your actual priorities. What matters most in the finished space? Let a good contractor build the budget and timeline around that, not the other way around. We'd rather have that honest conversation with Boulder homeowners than guess what you're holding back. πŸ—£οΈ

πŸ’΅ Is $50K enough to renovate a house? Depends on scope. It covers one major room comfortably, a full kitchen or a couple bathrooms, but it won't stretch across a whole home. Kitchens in Boulder typically run $35K-$80K, bathrooms $15K-$40K. If your budget's fixed, the smart move is picking the space that'll make the biggest difference instead of spreading it thin everywhere. We help homeowners figure out exactly where $50K goes furthest. 🎯

Renovating β‰  Remodeling πŸ€” Renovating = updating what's there. Remodeling = changing the structure or function. Why it matters: permits, budget, timeline. We'll tell you which one your Boulder project is before day one. πŸ”πŸ

: 🏑 Ever heard of the 30% rule in remodeling? It's simple: don't spend more than 30% of your home's value on one renovation, or you risk not getting that money back at resale. For a $500K Boulder home, that's roughly $150K as a reasonable ceiling. Of course every home is different, and a home that's outdated everywhere might justify going bigger. We walk Boulder homeowners through exactly where their project falls before a single wall comes down, so your budget actually makes sense for your house. πŸ’° Curious where your project would land? A lot of remodel horror stories come down to the same root cause, poor sequencing. Permits pulled too late, materials ordered without checking lead times, trades scheduled out of order so everyone's waiting on someone else. None of that is really about the work itself, it's about planning before the work starts. We map out the full sequence for every project before demo begins, so framing, electrical, plumbing, and finishes all happen in the right order without gaps. It's the least visible part of a remodel and probably the most important.

A lot of homeowners think a remodel starts with picking finishes, tile, cabinets, paint colors. It actually starts with understanding how you live in the space now and what's not working. Is the kitchen layout fighting you every time you cook. Is the basement just storage because it was never finished properly. Is the bathroom too small to function for your family. We walk through the house with you before anything gets designed, because the finishes only matter once the layout and function are right. That's the difference between a remodel that looks good in photos and one that actually works for your life.

Good lighting is one of the most underrated parts of a remodel. A room can have brand new cabinets, fresh paint, and updated flooring and still feel flat if the lighting wasn't planned alongside everything else. Layered lighting, meaning a mix of recessed, task, and accent lighting with dimmers, is what makes a space feel finished instead of just renovated. It's a relatively small line item compared to the rest of a remodel, but it changes how the whole room reads once everything else is done.

A finished basement doesn't have to be just extra living space, it can solve a real problem a lot of households have right now, which is not having anywhere quiet to work from home. A converted corner or dedicated room with proper electrical, good lighting for video calls, and some sound dampening turns unused square footage into space that pays for itself in productivity. It's become one of the most common requests we get on Boulder basement finishes, right alongside guest suites and media rooms.
