Should you renovate or move?

Most Boston homeowners run the math wrong, because they only count the renovation cost. They don't count what it actually costs to sell and buy.

On a $1.2M sale and a $1.6M buy, you're out $110,000 to $200,000 just to switch houses. Before you've gained one extra square foot.

That same money, spent on the home you already own, can build a second story, a roof deck, or a full kitchen rebuild. With most of it coming back at resale.

A South Boston corner parcel. The Lavey family home for generations. Now five luxury condos.

When the Laveys decided it was time to sell, we worked with them to take over the property and rebuild what had been there for over 130 years. The house came down. A modern five-unit ground-up building went up in its place.

Getting from idea to permit was its own project. The original plans for 5 units and 5 off-street parking spaces triggered zoning violations and required ZBA approval. That meant on-site meetings, conversations with direct abutters, sit-downs with civic leaders and reps from elected officials, and gathering signatures across the block. The community backed the project. The ZBA granted the variances.

12 months of build. Pella windows, James Hardie lap siding, PVC trim. Modern design that still fits its corner.

New project on South Boston's East Side. A short walk to L Street Beach.

Four units. Off-street parking for every one of them. Two 3-bedrooms and two 2-bedrooms, all with high-end finishes. Rear decks at each unit and a large common roof deck on top.

Revere Street, Beacon Hill. A 30-year-old common roof deck, completely rebuilt.

The deck wasn't the only thing that needed work. Before we could rebuild it, the entire roof underneath had to be replaced. That's the part most homeowners don't see coming: a deck rebuild is often a roof rebuild plus a deck rebuild. Sequencing matters.

Custom metal work on the head house. New deck surface. And the part no contractor can take credit for: views straight out to the Charles River.

Beacon Hill is one of the strictest historic districts in Boston. Building anything up here means working within rules that protect what makes the neighborhood look the way it does. We've been doing roof decks in this city for a long time. This is one of the projects we're most proud of.

Now that the weather's turning, this is the season decks get used. If yours is aging out, this is the time to plan.

799 East Third Street started as a single-family home on South Boston's East Side.
By the time we were done, it was four multi-story luxury townhomes on the same footprint.

These four-story townhomes were designed with luxury finishes and a focus on livability. Special attention was given to the kitchens and bathrooms, ensuring no detail was overlooked. Each townhome includes 3+ bedrooms, with additional space for home gyms and ample storage, making them perfect for families or individuals looking for spacious urban living.

The East Side has changed a lot in the last decade. The block at East Third is one of the corridors where you can see the shift in real time, and we've been lucky to do meaningful work along it.
