What exactly is an ADU?

An Accessory Dwelling Unit (ADU) is a smaller, self-contained home located on the same property as a primary residence. It typically has its own living space, kitchen, bathroom, and entrance.

You may know them by other names, including granny flats, in-law suites, carriage houses, or backyard cottages.

ADUs can take several forms:

• Detached: A separate cottage or other stand-alone living unit on the property.
• Attached: A living space connected to the main house, often as an addition.
• Interior: A self-contained unit created within the existing home, such as in a basement or attic.
• Garage conversion: An existing garage converted into independent living space.
• Above-garage: A separate living unit built over a garage.

And the reason homeowners build them can be just as varied.

An ADU can provide space for guests, extended family, aging parents, private living, or long-term housing needs. Depending on local regulations, some homeowners may also use an ADU as a rental.

The project pictured here is one of our completed detached ADUs: a little cottage on the coast of Maine.
