Another great example of modular construction helping move affordable housing forward.

Distel Circle in Los Altos combines a mass timber ground floor with four stories of modular residential units built by Guerdon. The 90-unit development is now expected to be completed THREE MONTHS AHEAD of schedule.

We're proud to be part of the team bringing Los Altos' first 100% affordable housing development to life:

Here are a few highlights from the article:

• Three months ahead of schedule: The project is expected to be completed in October, three months ahead of schedule.

• A unique hybrid approach: The ground floor is constructed with mass timber, with four stories of factory-built modular residential units above.

• 90 new homes: The development includes 88 below-market-rate apartments and two manager units.

• Serving those who need it most: 22 homes are set aside for formerly homeless individuals, with the remaining affordable units serving households earning 30–80% of AMI.

• A first for Los Altos: Distel Circle will be the city's first 100% affordable housing development.

• A first for Santa Clara County: The article identifies the project as the county's first residential building to incorporate mass timber.

Friday marked TWO MAJOR MILESTONES for Ventura Family Apartments, a 54-unit infill community that will provide affordable housing for low-income farm-working families in the City of Fresno.

MILESTONE 1 - in FRESNO, CA: City leaders gathered to celebrate the groundbreaking, officially kicking off site construction.

MILESTONE 2 - in BOISE, ID: More than 700 miles north at Guerdon's factory, construction began on the project's prototype unit—a crucial step toward full factory production, which is set to begin in just a few weeks.

Both the site and factory moving forward on parallel paths slashes timelines and helps keep the project on track for a Fall 2027 occupancy.
