Ever notice how asphalt starts deep black and slowly turns gray? 🪨

That's not just fading.

It's called oxidation, and it's the sun and air pulling the oils out of your pavement.

Here's what happens as those oils disappear:

✖️The surface loses its flexibility

✖️It gets hard, dry, and brittle

✖️Small cracks start showing up everywhere

✖️Eventually the surface can't absorb impact at all

And most people don't know that once asphalt is too oxidized, sealant won't bond to it anymore.

At that point, resurfacing is the only fix.

The good news?

Caught early, sealcoating locks those oils in and stops the clock.

Here's the process, start to finish:

🪣 Surface cleaning.

What you see there can tell you a lot about what's happening underneath.

Warning signs to watch for:

⚠️ Water pooling long after the rest of the lot has dried

⚠️ Sunken or faded pavement near basin edges

⚠️ Asphalt that feels soft or uneven underfoot

⚠️ Drains that take too long to clear

These problems don't happen overnight.

Freeze-thaw cycles from winter, shifting soil, eroded base layers, and clogged connections all build up over time.

By summer, the damage is fully visible and ready to get worse with every storm.

What starts as a soft spot near one drain can spread to curbs, sidewalks, and traffic areas if the structure underneath gives way.

Surface patching won't hold if the base is saturated.

Gravel shifts with weather and weight, so here's what to watch for:

That new patio or driveway can start cracking weeks after it goes in, and summer heat is often the reason. ☀️

Concrete looks tough, but heat works on it in ways most homeowners never see coming:

↔️ Slabs expand in constant sun and push against steps and posts until they crack

⏰ Fast drying in the heat leaves patchy color and a soft, flaky top layer

💧 Moisture pulls out too quickly to cure right, so edges curl and weak spots form

⚠️ Dry ground shrinks underneath, leaving slabs hanging with no support

A lot of this traces back to a pour rushed during the hottest part of the day.

And once the damage starts, Michigan's summer-to-winter swing only widens it.

If your concrete is showing cracks, flaking, or uneven panels, the cooler stretch ahead is a better window to look at repairs than the peak of the heat.
