How we Help our Property Managers & HOA Boards get more for their money and create stable plans for their grounds.

Shifting your tree maintenance strategy to the off-season can save your association money while smoothing out annual capital allocation:

Conduct Pre-Winter Inspections: Schedule arborist property walks in the fall to identify hazard trees, structural risks, and low-hanging branches over rooflines/driveways before winter storms hit.

Capitalize on Off-Season Pricing: Moving routine tree work to the winter stretches budget dollars further, flattens peak summer expense spikes, and minimizes turf damage thanks to frozen ground.

Protect Summer Contingency Funds: Deferring tree work to winter leaves room in your peak-season budget to absorb unforeseen expenses like roofing or pavement repairs.

Establish a 2-to-5-Year Management Plan: Work with an arborist to build a structured multi-year plan, turning line-item tree care into predictable, fixed annual costs.

If you manage properties in Southern Maine or northern climates, proactive winter planning keeps boards, managers, and residents happy.

🤔 Can your trim your neighbors tree if it hangs over your property?

IF A TREE FALLS ON YOUR HOUSE, IS IT COVERED by INSURANCE?

Here's the scoop:

1. The Tree Belongs to You (On Your Property)
Home Structure & Yard: If your dead tree falls on your house, shed, or deck, the claims adjuster will inspect the trunk and root ball. If decay or rot was obvious, the insurer views it as a maintenance failure rather than an act of nature. The claim for structure repair and debris removal will likely be denied.

Your Car: Home insurance never covers vehicles. Your auto insurance will cover it only if you carry Comprehensive Coverage on that vehicle. However, if the auto insurer sees clear evidence of long-term neglect, they may also dispute the claim.

2. The Dead Tree Belongs to Your Neighbor
Your Home or Property: Standard rule: your homeowners policy pays for damage to your property regardless of where the tree started. However, if the neighbor’s tree was visibly dead/hazardous and you sent them written notice (like a certified letter or email) warning them before it fell, their Liability Insurance can be held responsible for all damages. Without prior documentation proving negligence, your own policy has to cover it (subject to denial if your insurer blames pre-existing rot).

Key Takeaways for Coverage
- Routine Maintenance Exclusion: Insurance companies expect policyholders to maintain their property.

- Ignoring a dead hazard tree voids coverage.

- Removal Costs: Insurance almost never pays to cut down or remove a dead tree before it falls.

- Paper Trails Matter: If a neighbor has a hazardous tree threatening your property, document it and send a written request to have it addressed. This shifts legal liability directly to them if it falls.

TLDR: Circumstances change everything when it comes to insurance so be sure to always have your property assessed by a pro and record what is happening. Not only can you see things coming down the road before they are a problem but you have a record to show that, if something happens, there is no homeowner negligence to blame so the insurance can do what its supposed to.

PSA!

Thousands of Trees across Maine are being killed by the Emerald Ash Borer!

A little green beetle with a taste for Ash Trees, which happen to be everywhere.

Once a tree is infested with this big, it’s only a matter of time before it’s dead.

A clear sign your trees have got the bug, are light colored patches on the trees bark. This is called: “Blonding”

It’s when woodpeckers break off outer layers of the bark to get to the larva.

If you’re seeing this, IT’S TOO LATE!

During the winter, the larva are eating and growing in the trees and woodpecker are on the hunt.

It it also the best time to located the trees and get them disposed of before the Emerald Ash Borer becomes an adult and spreads to more trees

IF YOU SEE BLONDING, GIVE US A CALL.

Ash trees are very brittle and dangerous when they die, so handling them when there’s some life in the tree is always safer and better!

Picking several large oaks in Biddeford with a crane. Often time this is the best method to remove large sections when there are structures and sensitive areas below.

Today we’re removing a bunch of oaks in decline above several campers and common areas. Takes a ton of experience in your arborist and crane operator to make each section smooth without jolting.

It’s fast and clean but can be extremely dangerous if done improperly. Be careful out there!

If you live in Maine and you need trees removed, shoot us a message 👍🌲

When you see black or purple staining in hardwoods, it’s caused by a simple chemical reaction. 🧪👨‍🔬🔩🪵🌳

Trees like oaks contain a lot of natural tannins (the same compounds that give tea and red w**e their bitterness). When iron from a nail or screw gets wet, tiny particles of that metal react with the tannins in the wood.

That reaction creates a dark black or purple stain around the metal.

These stains aren’t rot or anything, it’s just the oak’s natural chemistry reacting with the iron. You’ll usually see it spread out from old nails, screws, lag bolts, or other hardware that’s been in the tree for a while.

They are a nice warning sign that there is a piece of metal close to the cut so you can keep your chain from finding it 😬
