Opticos Design, Inc. Opticos has the experience and expertise to help you make your vision a reality, whether you’d like to create a building, a neighborhood, or a town.

Imagine a place where children ride their bikes to school. Picture a community where neighbors walk to the corner grocery and meet at local parks and where urban spaces are interconnected through public transportation. Pair this ideal with an architecture that is rooted in the history, climate, and culture of a place. The result is a community where people of all ages, backgrounds, and incomes want to live, work, and play. Opticos has the experience and expertise to help you make this vision a reality, whether you’d like to create a building, a street, a neighborhood—or an entire town. Blending the best from the past with the most innovative ideas of the present, our multidisciplinary approach results in state-of-the-art projects that are contextually rich, architecturally solid, and aesthetically appealing. From designs for individual buildings to regional master plans, whether we’re making new neighborhoods or revitalizing old spaces, we create custom-made solutions that directly address the architectural, cultural, and sustainable needs of communities. In the process, we form lasting partnerships with clients. We also practice what we preach. In 2007, we officially became one of the first B Corporations, and in 2012, one of twelve initial California Benefit Corporations, a revolutionary new kind of business that equally integrates environmental, social, and fiscal responsibility into decision making. That commitment informs every project we select and each choice we make—both professional and personal. We don’t just ask others to go car-free; we bike, walk, or take public transit to our office that’s located in a mixed-use urban center. We’re the first to admit that we’re far from perfect, but we are trying to make a difference. We shop locally, live small, and work responsibly. These decisions inform our work at every level, and as a result, we are proud to help create communities that thrive and buildings that withstand the test of time.

Congratulations to Dylan Rumsey, Senior Designer at Opticos Design, and his friend Anna Drechsler on earning 1st Place in the CNU Chicago Single-Stair Design Competition.

Their winning proposal, Double Up: A New Housing Type for Pilsen, explores how single-stair housing can expand housing choice while respecting the character and scale of Chicago neighborhoods.

It’s exciting to see innovative ideas contributing to the conversation about housing, neighborhood continuity, and urban infill.

What role do you see single-stair housing playing in addressing housing needs in your community?

As communities across the U.S. respond to the need for more housing, questions come up about where will it go and how big will it be?

Where new housing will be located can range from vacant lots on corridors to transforming that underperforming shopping center into a new neighborhood and up to entire new neighborhoods on your community’s edge. But increasingly, new housing is happening or planned to happen in existing single-family-zoned neighborhoods. That raises many questions about “fit”. At the South Carolina APA Conference, Tony Perez of Opticos Design will join Austin Rutherford, AICP of the City of Greenville, SC, to present “How to Infill Housing in or Near Existing Neighborhoods.”

The session will share real-world lessons on Missing Middle Housing and Upper Missing Middle Housing, helping communities identify where and how new housing can fit best in existing neighborhoods.

Expanding Tony’s impact nationally!

With 39 years of experience in planning and zoning, Tony Perez has built a career helping communities turn ambitious planning goals into clear, implementable zoning and development standards.

As Opticos’ National Practice Lead, Place-based Planning and Zoning, Tony will bring that expertise to an even broader audience. His role will focus on speaking, writing, teaching, and building strategic relationships across the country, while serving as an advisor on select Opticos projects.

Through conference panels, industry conversations, teaching, and thought leadership, Tony will share decades of practical experience in zoning reform, Form-Based Codes, Missing Middle Housing, and translating community vision into effective development standards.

For Opticos, Tony’s national role creates new opportunities to contribute to important conversations, build relationships with communities facing these challenges, and connect our expertise with meaningful work across the country.

Look for Tony at conferences, panels, classrooms, and conversations nationwide as he helps advance the practice of place-based planning and zoning.

What does walkable urbanism look like in the desert? 🌵

Culdesac Tempe is featured in CNU’s Climate Action Handbook as a case study in desert-responsive urbanism, exploring how neighborhood design can respond to heat while creating inviting places to walk, gather, and live.

A former Motel 6 is being transformed into 48 units of permanent supportive housing in the heart of Richmond.

Civic Center Apartments, designed by Opticos Design as Architect, is Richmond’s first project funded through California’s Homekey program, which supports the creation of housing through adaptive reuse and innovative development strategies. The project reimagines an aging motel as a welcoming residential community adjacent to the Civic Center and within walking distance of transit, services, and amenities.

Through a partnership between Novin Development, the City of Richmond, and the broader project team, this adaptive reuse project demonstrates how existing buildings can be transformed into housing solutions that create lasting community impact.

We are pleased to continue our ongoing collaboration with the City of Richmond through projects that expand housing opportunities and contribute to a vibrant downtown.

As the project approaches its ribbon cutting on October 2, we’re excited to celebrate this important milestone for Richmond and the many partners who helped bring it to life.

A special thank you to our partners at Novin Development, the City of Richmond, and the many team members whose vision, collaboration, and commitment made Civic Center Apartments possible.

Accessory Dwelling Units continue to be one of the most effective tools communities have to expand housing choice.

On September 24, Drew Finke will join the APA California Northern Section and the City of Richmond for a conversation on what’s new with ADUs, including lessons learned from implementation and how cities can make it easier for residents to add housing in existing neighborhoods.

We’ll also be sharing insights from Richmond’s permit-ready ADU plans and ADU guidebook, along with tools we’ve designed for other communities to help homeowners navigate the ADU permitting process and reduce barriers to creating new housing.

Neighborhoods, corridors, and sub-areas are where community vision meets implementation.

Our Chicago team helps communities create plans that strengthen neighborhoods, support housing, improve walkability, and guide long-term growth.

Project work includes:

🏘️ Near Northwest Neighborhood Plan | South Bend, IN
Developed a neighborhood revitalization strategy centered on Missing Middle Housing, community engagement, zoning reform, and implementation-ready tools to support reinvestment and urban repair.

🌳 Middle Housing Opportunity Sites | Fennville, MI
Created design scenarios for city-owned sites that informed a developer RFP and helped advance new housing opportunities while respecting community character.

🏙️ Housing & Infrastructure Study | Nashville, TN
Evaluated housing prototypes, zoning strategies, and infrastructure capacity across Nashville’s major corridors to support attainable housing and future growth.

🏠 Housing Playbook | Cincinnati, OH
Developed citywide housing strategies, neighborhood-specific recommendations, and an implementation framework to expand housing options while minimizing displacement risk.

Whether it’s neighborhood revitalization, corridor planning, housing strategy, or implementation-focused zoning, we help communities turn big ideas into actionable, people-centered solutions.

How do local main streets actually take root?

Not through a single large project, but through a series of small, strategic moves that create local activity, support entrepreneurs, and build momentum over time.

From flexible business spaces to neighborhood destinations, incremental strategies can help create opportunities close to home while supporting long-term community vitality.
