As a family- and veteran-owned business, July 4th holds a very special place in our hearts. We are incredibly grateful for the freedoms we enjoy and for the opportunity to serve our local communities.

Whether you are firing up the grill, spending time with family, or enjoying the fireworks this weekend, we hope your Independence Day weekend is spectacular.

Our office is closed today to allow our team to celebrate with their families, but we will be back to regular hours on Monday, 7/6/26 to help with all your mapping and boundary needs.

Huge congratulations are in order for Seth Vanderhoof!🎉🎉🎉

Seth just officially cleared a massive hurdle by passing the Principles and Practice of Surveying (PS) exam. This is a huge testament to his hard work, technical expertise, and late-night study sessions.

We are incredibly proud of this milestone. With the PS exam checked off the list, there’s only one more to go before we officially have another Professional Land Surveyor (PLS) in the family!

Ever wondered how a piece of land transforms from an idea into a recorded property line? The Land Surveying process might seem complex, but it boils down to three key stages.

Here's a breakdown of the process and the critical deliverables you can expect:

Stage 1: Base Survey - Laying the Foundation
The journey begins with groundwork. This applies to all surveys and involves:

Research (Due Diligence): Analyzing land records, titles, deeds, and existing easements to uncover all relevant historical data.

Boundary Retracement: Locating and marking existing property lines and corners—the first step in understanding what's already there.

Stage 2: Mapping - Understanding Existing Conditions
Once the base work is complete, the focus shifts to creating a visual representation of the property:

Planimetric: This treats the world as a perfectly flat 2D plane, mapping out "what is where" rather than "how high it is."

Topographic (Elevations): This includes topographic maps, showing height variations and contours of the land.

Boundary with Map: A finalized map of the property, suitable for the closing process.

Stage 3: Recordation - Making it Formal
The final stage is all about formalizing and documenting the new property lines. This includes various types of recordation depending on the nature of the project:
Minor Subdivision
10-Acre Exempt Subdivision
Recombination
Family Subdivision
Major Subdivision (for larger developments)
This formal filing and documentation process creates the new property descriptions that define land ownership.

By understanding these stages and their specific deliverables, you can navigate the land development process with greater clarity and confidence.
