Yesterday’s Roof Replacement Project.

As we began the tear-off process, we discovered significant gaps throughout the existing roof decking, ranging from 3/8” to 1/2” wide. After identifying the issue, we immediately informed the homeowner and discussed the available options.

While the homeowner initially considered proceeding with the new roofing system over the existing decking, we explained the potential risks associated with installing shingles over gaps of that size. We advised that doing so could increase the likelihood of future roofing issues and would not qualify for our workmanship warranty.

Our recommendation was to install a layover sheathing system across the entire roof deck to create a solid, code-compliant substrate for the new roofing system. This approach would eliminate the concerns associated with the existing gaps and provide a much more reliable long-term solution. We also assured the homeowner that by completing the layover sheathing, we could confidently stand behind our work with a workmanship warranty.

After reviewing the options, the homeowner chose to move forward with the layover sheathing, and our team continued with the installation of the new roof system.

The finished product turned out excellent. Despite the additional work required, our in-house crew worked efficiently and professionally to complete the entire project in a single day. The homeowner was extremely pleased with the results, and even a neighboring homeowner took notice of the crew’s dedication and complimented the quality and pace of the work.

Projects like this remind us why we take the time to educate homeowners and recommend solutions that protect their investment for years to come. We would rather address a potential problem today than leave a homeowner facing costly repairs down the road.

As part of our building process, we always install a minimum of two rows of ice and water shield. When installing new vents, we apply ice and water shield both before and around the top. Our goal is to guarantee a leak-free roof upon completing our installation.

Very informative post.!

A roof’s edge does more than finish the look of a house it plays an important role in protecting it.
This cutaway detail shows how the roof overhang is built and how each piece works together:
• The roof extends beyond the wall to help direct rainwater away from the structure.
• The vertical trim at the edge creates a clean border and provides support for the gutter system.
• The horizontal panel underneath closes the underside of the overhang while allowing airflow through the roof assembly.
• Together, these parts help manage moisture, improve ventilation, and protect the framing from weather exposure over time.
