The way we got into our first homes — the cheap fixer-upper, the affordable starter place — is quietly closing for our kids. Prices keep climbing, and fixing up an old house costs so much now that the "bargain" usually isn't one anymore.

So more families are opening a different door: a first home for their kid, built in a backyard they already own.

It's not moving back in. It's a place of their own — their own front door, their own mornings — while they build a foothold that might otherwise take years. They stay close. You keep them close. And the land you already have does the heavy lifting.

A quick one for Eastside homeowners, because a lot of people missed it.
About a year ago, Washington changed the rules on backyard homes. Cities here now have to allow up to two additional homes on most single-family lots — and the old requirement that you live on the property is gone.
What we're seeing on the ground: families using it to keep an aging parent close without moving them in, to give an adult kid a foothold, or to add a little rental income on land they already own.
But one thing the new rules didn't change is that every lot is different. Setbacks, tree-protection zones, easements, and where your utilities run still decide whether a backyard home actually fits — and two houses on the same street can get two different answers.

We could have filled a bigger room. We chose not to.

Twenty-five seats—deliberate. The size of a conversation, not an audience. Seventeen Eastside homeowners came, and partway through, we did something most ADU events don't: we pulled up real client properties and read them live, on screen, lot by lot.

That's when the questions got specific. Most weren't about whether to build a DADU, they were about jurisdiction. How are Mercer Island, Bellevue, Kirkland, and Redmond actually treating ADU policy in practice? What does that mean for one particular lot? The answers shift city to city, sometimes block to block. Which is exactly why a room this size matters. You can get into specifics.

Some folks even stayed after to keep going one-on-one with our architects. That's the moment the room worked the way we hoped it would.
