Sometimes the right place for a new home is much closer than you expect.

For this family in Redmond, the opportunity was sitting right across the street. They had lived in their home for years when the neighboring property became available, and they saw the potential to start from the ground up and build a home around the way they wanted to live.

The property was a candidate for a teardown, and the family purchased it through Armada Homes. From there, Armada Design & Build helped move the project forward through the early stages, including the teardown process, permitting, design and construction, taking the project from an existing property to a completely new custom home.

The goal was clear from the beginning: create a home that could support an active family life and comfortably accommodate the gatherings and entertaining that matter to them.

That goal influenced the decisions throughout the project. The layout creates room for people to come together, while the modern finishes and carefully planned spaces support the way the family uses the home every day.

For us, this project also shows what a new construction project can involve before construction even begins. Sometimes the work starts with finding the right property and understanding its potential, then continues through planning, permitting and construction until the home is ready for the people who will live in it.

Today, this Redmond home gives the family the space they envisioned when they first noticed the property across the street: a home built around their routines, their gatherings and the life they wanted to create there.

Every kitchen renovation starts with a clear vision for how the space should work. For this Seattle home, Katrina and Rob wanted a kitchen that felt open, functional, and tailored to the way they live.

Here are some of the key details we brought into the project:

✔ Created an 8-foot central island with hidden dual-sided storage and full-extension pot drawers right by the cooking zone.

✔ Replaced old garden windows with a single large Anderson window above the sink to bring more natural light into the space.

✔ Built a full floor-to-ceiling pantry with roll-out shelves where an underutilized fridge corner used to be.

✔ Tucked a built-in microwave into the outer edge of the island so guests can grab a quick bite without blocking the main work triangle.

✔ Refreshed the entire main floor with refinished hardwood flooring, updated trim, and subtle structural repairs.

From the initial design match to the final installation, we managed every detail of the project to create a kitchen that works naturally for the way this family lives.
