Nobody ever asks how the bath gets in.
Four of us, over our heads, up the dock, through the bedroom, past the bed. It does not fit through anything, so it goes over everything. The lakefront access meant no truck anywhere near the door.
Then you fill it once and forget any of that happened.

You reach it from inside the wet area rather than from the bathroom, which sounds like a small thing and is the whole reason it works. No cold walk between the two. You come out of the steam and you are already standing in the shower.

Carnation. A bathroom extension with a double rainfall shower, two handheld wands, frameless glass on an angled corner, and large format porcelain throughout.

The vaulted ceiling was already there. It was painted dark green, half hidden behind cabinets, and nobody had looked at it in years. Which is usually how these go.

Most houses have three or four different floors and a metal strip at every doorway.

This one has one. Living room, hallway, kitchen, bathroom, all the same LVP running straight through without a single transition.

It sounds like a detail and it changes how the whole place feels. No visual break means the eye keeps travelling, so rooms read bigger and a hallway stops feeling like a corridor between separate places. The strips disappear too, which matters more than people expect if anyone in the house is unsteady on their feet.

LVP is one of the few materials that lets you do it, because it handles a bathroom and a kitchen without complaint. Carpet cannot go in there, hardwood should not, and tile everywhere is cold and expensive.

Worth noting: the cabinets and the counters in this house are untouched. The floor alone did this, which is usually the best value per dollar in a whole house.

Hot mix lands at around 300 degrees and gives you roughly twenty minutes before it stops moving. The two men with rakes are the reason the driveway comes out flat.

The cheaper quote usually is not cheaper. It is answering a different question.

Two contractors walked the same kitchen, got the same rough brief, and each filled in the blanks their own way. One assumed you wanted the sink moved. One assumed you did not. One priced the drywall repairs afterwards. One left them out because nobody asked.

The gap is usually in your scope rather than their pricing, and that is the part you can fix.

Ask both for the exclusions page. Every real proposal has one and almost nobody reads it. Then ask both the same question: what would push this number up once the walls are open? The one who answers properly has actually thought about your kitchen.
