BIGGER DOESN’T ALWAYS MEAN BETTER!!!

6-MONTH-OLD ROOF — IMPROPER INSTALLATION, BLOCKED VENTILATION & MOISTURE PROBLEMS


This roof is only 6 months old and was installed by one of the most recognized roofing companies in our area.

One problem I see with some larger roofing companies is that as they grow, quality control can get lost along the way. Whether it’s too many jobs, the wrong people managing projects, or simply not taking the time to inspect the details, the homeowner is ultimately the one who pays the price.

Sometimes companies get so big that the little details stop getting the attention they deserve — and in roofing, those little details can cause major problems.

On this manufactured home, some of the existing insulation was removed and R-38 fiberglass batts were installed without maintaining a proper air channel above the insulation. The insulation is blocking the airflow that should travel from the intake ventilation toward the ridge exhaust.

I spent many of my younger years insulating homes, and this is something roofing companies need to understand: you cannot just add more insulation and assume more is better. Insulation and ventilation have to work together. If you pack the cavity with insulation and eliminate the airflow, you can create moisture and condensation problems.

Look closely at the pictures. You can see ghosting (thermal tracking) on the ceilings, where dark lines and discoloration follow the framing. This can be associated with temperature differences and moisture conditions when the roof/attic assembly isn’t performing properly.

There are problems at the ridge as well. The exhaust opening was not properly cut out, which further restricts the ventilation system.

The pictures also show an issue with the ridge cap installation. One side bends over the ridge correctly so water can shed. The other side is installed too flat, creating an area where water can sit and wind-driven rain can potentially get underneath. There is already an active leak in this area.

This is why a roof is much more than just shingles. Roofing, insulation, intake ventilation, exhaust ventilation, and water-shedding details all have to work together.

This roof is only 6 months old, and we will be tearing it off to correct these problems properly.
