This roof was in rough shape, but what a difference a complete roofing system makes!

Our Foam Flex crew completed a full tear-off of the failing EPDM roof, all the way down to the decking, and rebuilt it with:

We’re taking this roof all the way down with a full tear-off and rebuilding it with a spray polyurethane foam roofing system finished with a Uniflex Silicone coating.

The finished system will provide seamless insulation, waterproofing, and a durable reflective surface—all while completely changing the look of this roof.

This one is going to be a serious before & after head-turner. 🔥

Another Roof Given New Life 💪

This existing EPDM roof was showing its age, but it didn’t need to be torn off and sent to the landfill.

After properly preparing and repairing the existing roof system, we restored it with a white silicone roof coating system, creating a seamless, waterproof surface designed to extend the life of the roof for years to come.

🏗️ Roof Coating in Progress!

This metal barn has been dealing with leaks for years, and we’re in the process of giving the existing roof a new life with a Uniflex Acrylic Roof Coating System.

Right now, the roof has been prepped and primed, and all seams and problem areas have been addressed. Next up: base coat followed by the finish top coat.

Instead of tearing off and replacing the entire metal roof, a properly installed coating system can seal the existing roof, protect the metal, and extend its service life — with far less disruption and waste.

We’ll share the finished drone shots once the final coats are down. 👀

💰 Let’s Talk About the Cost of a Commercial Roof

After quoting both complete roof replacements and restoration systems, one thing has become very clear:

When a roof is a good candidate for restoration, the cost difference can be substantial.

On the metal roofs we've quoted, a coating restoration has routinely come in at less than half the cost of replacement.

On flat roofs, the savings can be even greater.

Why such a big difference? With the right existing roof, we're able to restore what you already have instead of tearing everything apart and starting over.

That can eliminate some of the biggest expenses associated with replacement:

• No complete tear-off
• No dumpsters or disposal costs
• No replacement insulation when the existing system is dry and serviceable
• No costly relocation of rooftop mechanical equipment just to meet current clearance requirements
• In many situations, no roofing permit expense
• Significantly less disruption to the business below

There can also be potential tax advantages to restoring an existing roof versus capitalizing an entirely new roof system. That's something worth discussing with your CPA or tax professional.

A coating isn't the right answer for every roof—and we've shown an example of that this week.

But when the existing roof is a good candidate, why spend twice as much or more replacing something that can be restored?

Before the coating comes the prep. 👇

When you see a finished roof coating system, it’s easy to focus on the final white roof. But on many commercial roofs, the prep work is where a huge part of the job happens.

This roof has an existing built-up roofing system covered with loose aggregate—or what most people simply call rock.

Before we can begin the restoration process, that loose rock needs to go.

Here we're using a commercial roof vacuum to remove the aggregate from the roof. From there, we can continue preparing the existing surface, address repairs and details, and get the roof ready for the coating system.

You can't just roll coating over whatever is already there and call it a roof restoration.

Proper preparation is what gives the coating a suitable surface to bond to and allows us to actually inspect and address the roof underneath.

There’s a lot that happens before the first gallon of coating ever gets opened.

Cool Architecture Comes With a Cost 👀

We recently had the opportunity to look at this commercial roof, and you have to admit—the architecture is pretty impressive.

But unique roof designs like this come with a trade-off.

All of those peaks, valleys, transitions, and changes in elevation create more roofing details, more potential problem areas, and significantly more labor when it comes time for maintenance, repairs, or replacement.

A simple commercial roof may have large, uninterrupted areas of membrane. This building has detail after detail that has to be properly flashed and maintained to keep water out.

It’s something building owners don't always think about: the architecture of a building can have a major impact on its long-term roofing costs.

Cool building? Absolutely.

Simple roof to maintain and eventually replace? Not so much. 😅

That's one of the reasons we look at the entire roof system—not just the square footage—when evaluating a commercial property.
