When you are shopping around for a metal building, barn, carport, shed ect here is a few things to look at or ask the dealers....and hopefully you're not dealing with one of the dishonest types just trying to get you to sign and deposit as fast as possible...
What is the actual order to delivery time? There are some factories that are listing at low pricing to keep the pipeline full. Notoriously slow. Expect 7-14 weeks or more for them to get there.
That super low bid that is way under what anyone else has given...expect just that super low-quality build. Temu pricing doesn't generally get you Nordstrom quality. Just saying!
35ft+ Long Structures....if you get sold one longer than 35ft with a regular roof or boxed eave roof and the dealer said you got the warranty with it you 99.9% of the time just got lied too.
I deal with 40+ factories and not a single one warranties Regular Roof or Boxed Eave Roof after 35ft.
Routes are set up to maximize the efficiency of the erector crews. Your structure is not on a truck by itself, most times its one of several jobs that are all scheduled. Anything and everything can and will go wrong on the way to one or all of the jobs.
The dealer has no control over the schedule, has no control over the builders, or weather. He can only pick up the phone and call the fabricator and ask them to check into it.
RTO and Traditional Financing are completely different monsters.
If you can get a traditional loan. That is your best option.
If for whatever reason you have to Rent to Own know it is set up to make money not provide you the lowest monthly price.
Those payments are usually weighted, and you do not pay interest on your monthly payments. Instead, you are paying rent on the building while you're paying it off, hence "rent-to-own". The reason for this is that we don't run your credit, so it's considered "high risk" to the investment company. This is also why everyone's approved.
Here are the rent/rent/principal divisors on monthly payments for some RTO terms to give you an idea of the breakdown:
24 months- 35% rent / 65% principle
36 months- 40% rent / 60% principle
48 months- 50% rent / 50% principle
60 months- 55% rent / 45% principle
72 months- 60% rent / 40% principle
