We're getting ready to help this homeowner put her house on the market. The existing paint film is probably 20 years old.

✅ 1. Chalking Paint
See the white powder all over my hand? That's paint chalking. Years of UV exposure have broken down the paint film, leaving a powdery residue. Paint in this condition needs proper preparation before repainting.

✅ 2. Paint Film Failure
The paint is no longer protecting the siding the way it should. Once it begins breaking down like this, moisture can become a much bigger problem.

✅ 3. Damaged Siding
The siding has been gouged and the surface fibers are exposed. That damage should be repaired before painting to prevent further deterioration.

✅ 4. Peeling Paint
The loose paint around the damaged area has already lost its bond. Simply painting over it won't solve the problem—it needs to be scraped, sanded, primed, and repaired correctly.

✅ 5. Time for a Professional Inspection
A fresh coat of paint won't fix failing paint or damaged siding. The right prep work is what determines whether a paint job lasts 2 years or 12 years.

These stair risers had extensive coating failure and areas of tightly adhered rust. Rather than replacing steel, we painted the underside of these stairs with Macropoxy 646 epoxy mastic for the ultimate in moisture protection and to prevent rust from reappearing.

For the risers on the top side, I cleaned and sanded the surface and then applied Sherwin-Williams Waterborne DTM Black directly over the multi-layered failed paint, and the tight and cleaned rust.

The result? A humidity resistant, clean commercial appearance and a modern acrylic coating system designed to outperform the failed alkyd DTM that was previously applied. Protection and beautification working together.
