A small leak at a local hotel could have turned into a major mold problem. It didn't.

Our team used infrared thermal cameras to detect the water intrusion before it spread. On the camera, dark blue and purple colors indicate a lower surface temperature — a telltale sign of moisture where it shouldn't be. We notified maintenance, they got the line repaired, and we stopped the spread before it caused real damage.

Shingle roofs are tough — but they're not indestructible.

Here are some of the most common issues we find during inspections:

• Missing or lifted shingles — even one gap lets water in
• Granule loss — when shingles start shedding, they lose their protection
• Cracked or curling edges — usually a sign of age or heat damage
• Damaged flashing — where the roof meets walls, vents, or chimneys is where leaks often start
