At LAP Services, we start with a full inspection. We use thermal imaging, moisture mapping, and core sampling to find out exactly what's happening before we recommend anything. Because the right answer isn't always the most expensive one.
Here's a straightforward breakdown:
Repair is likely if:
• Damage is isolated to one or two areas
• The membrane is structurally sound overall
• The roof is less than 15–18 years old
• Moisture intrusion is caught early
Replacement is likely if:
• More than 25% of the roof system is compromised
• Repeated repairs haven't held
• The substrate (decking) has widespread deterioration
• The system has exceeded its service life
The honest truth: most institutional roofs we inspect have years of life left. They just need the right diagnosis and the right contractor.
If replacement is the answer, we'll document exactly why. You'll have the data to justify the budget, not just a contractor's word.
