This factory parking lot totaled approximately 165,000 square feet, and our crew gave it a complete refresh with:

Sometimes a parking lot needs more than a fresh coat of paint. It needs a better plan!

This factory wasn’t satisfied with the original layout of its employee parking lot and wanted to find a way to increase parking capacity while also making the lot easier to navigate.

Our team worked closely with the facility to develop a completely new layout. Using AutoCAD and satellite imagery, we were able to obtain accurate measurements of the property and test different configurations before ever putting paint on their fresh sealcoat.

The final design allowed us to:

✅ Add an additional row of parking
✅ Increase the overall number of parking spaces by 54
✅ Convert the stalls to angled parking
✅ Make entering and exiting spaces easier
✅ Improve traffic flow throughout the lot
✅ Create a detailed plan before work began

Commercial striping isn’t always as simple as following the lines that were already there. Sometimes the best solution requires starting over and figuring out how the space can work better.

Most paving scams start the same way. Someone shows up offering leftover asphalt, a fast discount, or pressure to “do it today.” It may sound like a good deal, but poor prep, thin asphalt, and no real plan can leave you with a driveway that fails quickly.

Watch for warning signs like:

Some driveways need more than asphalt before the paving starts.

If the ground underneath is uneven, sloped the wrong way, or holding water, paving over it will not fix the real problem. That is where regrading comes in.

Regrading helps shape the driveway before asphalt goes down so water has somewhere to go and the surface has a better foundation.

It can help fix:

A beautiful layer of asphalt means very little if the work underneath it isn’t done right.

One of the biggest factors in the long-term success of any driveway, parking lot, or roadway is proper drainage and water management. Water that is allowed to sit, pool, or work its way beneath the pavement can weaken the base, cause cracking, create potholes, and eventually lead to premature pavement failure.

That’s why we don’t just focus on what the pavement looks like when we leave. We think about how it will perform years down the road.
