When pitching to investors, only 5 questions are on their minds. Number 4, what's the exit strategy? How can we sell a $10M deal for $20M, $30M, $40M, or even $50M? Who are the potential buyers? It could be a trade buyer, a competitor, a family office, or a PE fund. Who's going to buy it and why? This impacts our market behavior. Do we need to make a splash to attract a big buyout?

When pitching to investors, there are only 5 key questions on their minds. The fifth one is crucial: "What's my risk-adjusted return on investment?" If they're aiming for a 10X return, they're willing to take more risks. But if they're looking for a 2-3X return, they want a no-brainer deal—one that would require a lot of bad luck to fail. These questions are essential in both business equity and real estate investing, though business can scale in value much faster than real estate. 🏢📈

Ever thought of owning a business? Here's how you can acquire a $900,000 business for just $100K down! 💰

1️⃣ Business doing $300K/year in cash flow
2️⃣ Seller wants 3x multiple = $900K acquisition
3️⃣ Business has $500K in liabilities

So you're really paying $400K for the equity.

Put $100K down, get an investing partner, or finance some assets, and seller finance the remaining $300K. Boom! You're a business owner. 🚀

The first transferable skill is your ability to originate deals. Whether you're buying real estate or businesses, it all starts with deal origination. If you don't have opportunities, you won't close deals. Your prospecting skills as a real estate investor translate easily to business buying. Forget the MLS or BizBuySell; the smart way is off-market deal flow. Off-market deals are the holy grail! 💡🔑

As a wholesaler, you can call someone like me or other buyers in our program and say, "Hey, I've got this deal that's cash-flowing $400,000 a year. The seller's taking $100,000, I'm taking $100,000 as a wholesaler, and the business keeps $200,000 for you as the new owner." You could make $100,000 a year just for wholesaling a deal without ever going near the business! Compare that to real estate wholesaling, where you might make $10,000-$15,000 one time. Over 10 years, you could make $1M wholesaling just one business deal! 🤑

One of the toughest parts of business broker deals is the financing structure. Sellers might love creative financing, but brokers want their cut—usually 5-10%—right at closing. So, on a $1M deal, a broker on a 10% fee wants $100K upfront. If the business can't cover that, the deal's off. The broker will find someone who can pay more upfront, leaving creative deals in the dust. 💸🤔

In this quick tip, I'll show you how to spot if someone is lying to you. This is a clever trick for seller meetings. Always meet face-to-face, whether in person or online. Seeing their body language is crucial for building rapport and spotting lies. When you ask questions, pay close attention to their eyes. 👀

In business acquisitions, deal origination remains consistent. By targeting off-market deals via social media, direct outreach, or leveraging networks of CPAs, attorneys, and wealth managers, you can secure favorable contracts. For instance, acquiring a business generating $400,000 annually in cashflow for $1m, paid over 10 years at $100,000/year, results in $300,000 surplus cashflow annually—even if the business isn't your primary focus.

Navigating the intricacies of business deals can be complex, whether you're raising money from investors or leveraging asset-based lending. When it comes to SBA deals, the structure is quite straightforward and mirrors a real estate transaction. Typically, an SBA loan involves:

- 10% buyer's equity (either from you or an investing partner)
- 80% SBA loan, with at least 75% government guarantee
- 10% seller loan, which can be paid off in various ways

Just like in real estate, you'll find a business, negotiate terms, and structure the deal for success.

In business deals, just like in real estate, there are only two variables you can control: price and terms. As a seller, you might be fixed on a $4M price for your business, but as a buyer, you can control the terms. For example, if the business generates $800K annually, you could agree to the price but pay it over 10 years, splitting the cash flow. This way, both parties get a fair deal!
