Courtyard Fence Update!!

This one is a simplified version: No post wraps/boxes (except one, to match the Driveway fence), and no top cap board. However, it is a Full Privacy, so two courses of picket boards are being placed; first course has 3-3/8" gapping, and the second course sets over each gap.

One of the many reasons too many homeowners are dealing with job abandonment, project stagnation, poor workmanship, and contractors suddenly ghosting them is something nobody wants to talk about:

Some projects were priced for failure from Day One.

From the beginning, the homeowner negotiates the project price almost to the contractor’s finish line. Then a desperate contractor accepts the job, even though, deep down, he knows the numbers are too tight to properly execute the project.

Everything looks great at first.

Then Week 4 comes.

The attitude changes.

Calls aren’t returned.

Workers stop showing up consistently.

The project sits untouched for days or weeks.

Quality begins to suffer because the contractor is now measuring every nail, counting every labor hour, watching every material purchase and trying to figure out where the remaining money will come from.

Eventually, frustration turns into resentment.

The homeowner feels abandoned and cheated.

The contractor feels trapped and financially suffocated.

And the project suffers.

So tell me: who actually won?

Consider a contractor maintaining a crew of just three skilled workers at approximately $350 per person, per day.

That is $1,050 every working day in direct labor alone.

Over five days, that’s $5,250.

Over four weeks, that’s roughly $21,000 in field labor; before materials, insurance, workers’ compensation, fuel, equipment, supervision, permits, office overhead, taxes, callbacks, warranties, and the contractor’s actual profit are considered.

Now imagine pricing a project so aggressively that there was barely enough money in it to properly perform the work in the first place.

This does not excuse a contractor from honoring a contract. If you accepted the job, you have an obligation to perform professionally.

The cheapest bid is not automatically the best deal.

A healthy construction contract should allow the homeowner to receive quality workmanship and accountability while allowing the contractor to pay skilled workers, purchase proper materials, maintain insurance and overhead, stand behind the work, and yes, make a reasonable profit.

Because when a contractor cannot afford to finish your project, his financial problem very quickly becomes your construction problem.

Choose value.

Choose transparency.

Compare scopes, not just numbers.

And when one contractor is dramatically cheaper than everyone else, ask the most important question:

“What is missing from this price?”

You all be the judge.

Because this race to the bottom is getting messy in these construction streets every single day.

💧🌳 Think you know where that irrigation leak is coming from? Sometimes you have to dig a little deeper...and sometimes it isn't even the irrigation!

This main line leak was determined to be between the water meter and the house supply valve, hiding directly beneath a tree’s rootball — not exactly the easiest place to get to. 😅

Roots and irrigation lines don’t always play nicely together. As trees mature, their root systems can surround, push against, or interfere with buried irrigation components. When something finally fails, finding the problem can be just as important as fixing it.

That’s where experience and a little persistence come in. 🔧🌱
