With all the steady rain we’ve had yesterday and today, it’s no surprise some older metal roofs are starting to show their age. Even a roof that’s held up well for years can develop leaks once the weather turns this wet and persistent. In fact, a recent inspection done just before this rain storm already flagged several of these issues that have now fully surfaced with the continuous moisture.
Here’s why it often happens:
✔ Over time, the seals around fasteners, flashings, and seams can dry out, crack, or pull away. When rain sits on the roof for hours (like we’ve seen the last couple of days), water finds those tiny gaps and works its way inside.
✔ Older metal panels can expand and contract with temperature swings, slowly loosening screws or creating small gaps at the overlaps. Continuous rain simply exploits those weak spots.
✔ Gutters and valleys that have filled with debris or rust can overflow or back up, sending water under the panels instead of off the roof.
✔ In some cases the underlayment beneath the metal has deteriorated, so once water gets past the outer surface there’s little left to stop it.
If you’re noticing drips or damp spots after this stretch of rain, it’s worth checking those areas sooner rather than later—especially around chimneys, skylights, vents, and the lower edges of the roof. A little attention now can keep a small leak from turning into a bigger headache once the weather finally clears.
