Subject: Azizi Developments (Dubai) - why we are telling our clients to pause.

We don’t issue advisories like this lightly. Our mission is to protect buyers, not to attack developers. But when complaints landing in our inbox stop being isolated incidents and become a clear pattern - and when that pattern is backed by official regulatory documentation - silence becomes complicity.
Here’s what we’ve documented:

1️⃣ Funds collected outside the escrow safety net. Buyers report cash payments made directly at the developer’s office and via card - all outside the project escrow account required by UAE law for off-plan sales.

2️⃣ Government fees collected, but no work completed. In many verified cases, a 4% DLD fee
