Friday felt different, y’all.

We got to be part of SAWA’s Garden Party of Tablescapes and Style Show, where 500 people gathered at the Fairmont to support the Rathgeber Family Center.

The Center helps displaced families find a place to call home, which... well, that’s kind of our whole thing too.

So when SAWA asked us to design a table, it was an easy yes.

Y’all, this is what makes Austin so special: watching our community show up for families is something that will never get old.

Long story long, picking the tile is barely half the job.

There are so many little decisions that come up before demo day even starts.

Grout color sounds simple until you realize lighting changes everything, and what looked perfect in the showroom suddenly reads completely different at home.

The type matters too. Sanded grout next to marble can scratch the surface you just spent a small fortune on, and y’all, we’d really rather not.

The edge of your tile is a whole decision on its own. Metal trim, a matching tile piece, or a clean painted edge all land a little differently, and if no one walks you through it, you’re kind of stuck with whatever gets picked on install day.

Then thickness, which is the one nobody sees coming. Two tiles can look great together and still have completely different depths underneath, so when they meet, like at your shower curb, you’ll see it. You’ll feel it. And once you do, you can’t unsee it. Even a small difference is enough.

That’s why all of this gets figured out ahead of time.

Save this for when you’re standing in a tile showroom thinking, “This should be easy.” 😉

Don’t be fooled by timelines that sound a little too good to be true, y’all.

There’s usually a reason.

Making sure you’ve got all the details upfront before anything gets signed will save you a whole lot later.

Y’all can always hire a cheaper contractor, but you may not love what you end up with.

Here’s the thing about low bids. Sometimes they’re low on purpose. But, the real number will always show up later, usually in the form of a mid-demo call asking for more.

And that number could be a couple grand, or it could be... well, you just don’t know.

Honestly, it’s why we love being lump sum contractors. Y’all know exactly what you’re paying before we start demo, and that number stays put unless you decide to add something down the line.

And if we ever do open up a wall and find something nobody could have predicted? Don’t you worry, we build a contingency into every project just for that reason.

If you live in Texas (hey there friend), you don’t pay sales tax on residential remodeling when it’s a lump sum job. Which means the price we agree on is the price you pay.

Add that with some good communication and y’all, you just might enjoy your renovation. 😉

But permits are one of those things y’all want to know about before your reno starts, not after. Which is why we plan for them from the very beginning. Let’s just say overcommunicating is kind of our thing.

Okay, so this is the part nobody tells you before you book the cheapest tile guy.

From the doorway, she looks gorgeous. Like, genuinely beautiful. You’re taking photos, you’re sending them to your mom, you’re feeling really good about your decisions.

And then you take your first shower, you get up close and personal, and suddenly the grout lines are doing their own thing, the edges aren’t sitting right against the wall, and you’re standing there in your brand-new shower, realizing... oh no.

That’s the thing about tile, y’all. It’s not just about picking everything out. It’s about who’s installing it, the materials, the layout, the way everything has to line up and do its job.

So let this be your lesson. A good tile installer is worth every penny, y’all. EVERY penny. 😉

Taj Mahal is having a moment and I get it, she’s a stunner. But the more people want something, the more it costs... and right now a lot of people want Taj Mahal.

It’s honestly why we go through materials and budget together before anything else. We want you to get the look you love at a price that actually works for you.

And that’s a conversation that has to happen before you’re standing in a yard already emotionally attached to a slab. 😉

Guess what…your contractor should be doing this too.

Unless you’re comfortable sending “just checking in” texts while staring at your phone, wondering if anyone is even going to show up to your house today.

And as much as I wish this stereotype wasn’t the norm, you and I both know it is…

But the good news is, we don’t believe in the old way of doing things!

Case in point:
Before our painters touched a single wall at our latest project, we had already texted the vendors, emailed the team, walked through the space with our clients, and put visual cues on the wall so there was no way a mistake could be made.

Because keeping you informed is 100% within a contractor’s control.

And we will die on this hill!
