Three weeks before we hand over a custom home is the loudest one.

Every trade in the house at once. Paint touched up, fixtures set, the last of the dust chased out the door. It looks like chaos. It's actually a checklist nobody sees.

This is the week the house stops being a job site and starts being yours.

26 years, and the final week still gets my full attention. That's the whole point of only taking a few remodels and new custom homes a year.

Before you buy land to build your custom home on, check three things: what’s already around it, what the ground itself is going to cost you in site work, and what it actually takes to get water, sewer, and power to the lot.

I saw a lot recently that checked every box — until the topography made the site work a bigger number than most buyers plan for. Still a great lot. Just needs the right budget behind it.

Choosing a builder is one of the biggest decisions you’ll make — and a few good questions make it so much clearer.

Five to bring to your first call:

1. How many projects are you running right now?
2. Can I see a build in progress and talk to past clients?
3. Will you be involved day to day, or will a manager take over?
4. Is it a fixed price, and what’s excluded?
5. How do you handle change orders?

Ask these, and you’ll walk away knowing exactly who you’d be working with.

"Can I change my mind once we've started?" Yes. But the timing is what sets the price.

Early on, changes are inexpensive because nothing is built yet. Once framing, plumbing, and electrical go in, the same change costs more and can push your schedule. That's a change order. It's normal, and you'll probably have a handful.

The expensive ones come from decisions made too late. Moving a wall after it's framed is a very different thing than moving it on paper.

Here's the process, start to finish:

1. A first conversation about what you want and your budget
2. Design a few months to get it right
3. Estimating and preconstruction, where everything gets priced. This is what keeps surprises out later.
4. Permits
5. Construction is measured in months, not weeks
6. Finishing, walkthrough, and move-in

Plan your timeline around the design and permitting time up front, and the whole build feels calmer.

A real quote tells you a lot about a builder. The good ones lay everything out.

Five things it should include:

1. The full scope of work.
2. The allowances are set budgets for things not chosen yet, like lighting, tile, and fixtures.
3. What's excluded, so nothing's assumed.
4. The site work what do I need to know clearing, septic, utilities.
5. A contingency for surprises or changes

The catch: allowances set low make a bid look cheaper, then you pay the difference later. So compare quotes on the detail, not the bottom number.
