At our Belgian Modern House remodel project, originally a wall enclosed the kitchen, and an ill-fitting breakfast nook further limited the space. In removing this wall, the space opens allowing for a kitchen island, and plenty of additional counter space. Featuring restrained but comfortable, refined spaces, the Belgian Modern House achieves a serene calm despite its central urban location.

The pool at our Over/Under Residence runs along the length of the building, ensuring views of the water from just about anywhere on the first level. The field glazed wall and custom doors strengthen the connection between the interior and the pool courtyard, and a limestone wall provides a strong backdrop behind the pool. Thoughtful landscaping creates a private courtyard, despite the home’s corner lot location.

In 2005, the City of Austin reasoned the residential neighborhood of Rainey Street to Central Business District. During this evolution, smaller scale homes were sold and eventually demolished to make way for new high rise mixed-use development. Our project Container Bar was meant to embrace this in-between opportunity in the time of transition. A neighborhood quickly growing at an exponential scale and where nothing is guaranteed to last poses quite a design challenge, but it is also an opportunity. The design intent was for a building with a future beyond its current site; a building that could be disassembled and moved somewhere new as Rainey Street grew.

The Canopy House gets its name from the large covered deck at the pool courtyard, around which all the public spaces of the home are organized. Despite deep overhangs, custom steel windows and an open and airy stair bring in plenty of natural light to the living room.
