Every project starts with a conversation. This one started with a community!

Creative Action has been empowering Austin youth and families through arts-based education since 1997. When they outgrew their space and secured funding for a new facility, they chose Mueller Development for its central accessibility and brought Studio8 on to design a place worthy of their mission.

The 25,000 s.f. result is vibrant, welcoming, and entirely community-driven. Students and staff shaped the design from the start through interactive visioning charrettes, and their voices are visible in every corner: flexible studio spaces, colorful murals, outdoor performance areas, and a central corridor designed to make you slow down and look around.

Make Ready Market featured in Arts Culture Fun!

We're proud to be featured talking about Make Ready Market, where our Principal and San Antonio Director Megan Moshier discusses how we transformed a former Cavender Cadillac "make-ready" garage in River North into a vibrant, multi-concept dining destination.

The history is everywhere if you know where to look: original paint left on structural columns, custom booth stitching inspired by vintage Cadillac seats, and headlight-inspired sconces in the bathrooms. As Megan Moshier puts it, the goal was to preserve the building's story while giving each culinary tenant room to shine.

This staircase isn't just a way to get from one floor to the next.

When designing the Texas Mutual Insurance headquarters, we looked to the company's past for inspiration, specifically the communal energy of their 1980s-era home. The result is a translucent-paneled staircase and central atrium that anchor a 1.2-mile indoor walking loop, woven throughout the building to encourage movement, chance encounters, and the kind of conversations that don't happen in a conference room.

We had an amazing time celebrating the completion of Phase 3 of the Mobile Loaves & Fishes Community First! Village last week!

We gathered with Structura, Square One, Structures, CZ, and Nudge to round out an incredible project for an organization that is making a substantial impact in Austin. It’s projects like these that amplifies our enthusiasm for non-profit work, and we thrilled to be able to contribute to MLF’s mission of cultivating community and promoting dignity to our homeless brothers and sisters in need.
