Finished up a drainage project in South Austin last week that we are pretty proud of how it turned out.
The client had a residential lot that had been mostly cleared but still had a serious drainage problem. Every time it rained, water was coming off the street, running across the property, and pooling right up against the back of the structure. It had been doing that for years and the homeowner was finally ready to fix it properly.
We regraded the entire lot, cut a drainage swale along the property line to redirect the flow, and installed a French drain near the structure to capture anything that got close before it caused any more issues.
The project took three days including a day for the French drain trench and pipe install. By the time we left, the property had a clear drainage path that directed water away from the building and toward the street drain.

We get this question a lot from property owners out in Dripping Springs: Do I need a permit to clear my land before I build?
The short answer is that it depends on the size of the disturbance and whether you are in the city limits or the ETJ.
For properties in unincorporated Hays County, permits for land clearing and grading are generally tied to the construction permit that follows. The excavation itself does not always require a standalone permit unless you are disturbing a certain acreage or near a waterway.
However, if you are in the Dripping Springs city limits or planning to disturb more than a certain square footage, you will likely need an erosion control plan and possibly a grading permit before work starts.
The honest answer is that every project is a little different. We work with third-party permit partners who know the local requirements and can help you navigate the process before we ever turn a wheel.
We are not going to start work until we know what is required. That protects you and it protects us.

graded, you are going to feel it. We are heading into the wetter months and now is a good time to address drainage issues before they get worse.
A few things to look for on your property right now:
Water pooling within 10 feet of your foundation after a moderate rain is a sign the grade is sloping toward the house instead of away from it. That puts pressure on your foundation over time.
Low spots in your yard that stay wet for more than 24 hours after rain usually mean there is no outlet for the water to drain toward.
Erosion channels forming in your yard or on a bare lot mean water is moving fast and taking soil with it.
All three of these are fixable with proper grading, a French drain, or a drainage swale depending on what the site needs.

Land grading is one of those things that people do not think about until there is a drainage problem. We get calls all the time from homeowners and contractors in Southwest Austin who have standing water around a foundation or a backyard that pools after every rain.
The fix is usually a combination of regrading the site and adding a drainage solution like a French drain or swale. We do both.
We work in Southwest Austin regularly and the terrain out there can be tricky. You have limestone close to the surface in a lot of areas, which affects how water moves across the ground. Getting the grade right the first time saves a lot of headaches down the road.

We just wrapped up a lot clearing job in South Austin that turned into a pretty involved project. The property had a heavy overgrowth of cedar and scrub oak, plus a couple of old tree stumps left over from a previous clearing attempt years ago.
The homeowner was getting ready to break ground on a new build and needed a clean slate. We brought in our excavator and skid steer, cleared everything down to bare ground, ground the stumps, and finished with a rough grade so the builder could come right in behind us.
Start to finish it took us about two days. South Austin land tends to have a lot of caliche and rocky soil underneath once you clear the brush, so we made sure the grading was done right before we left the site.
