A commercial build-out involves a lot more than making the space look finished.

Before opening day, the project has to move through fire-safety requirements, alarm and mitigation systems, ADA compliance, health-department inspections, and city permitting. Once the permits were released, the team could move quickly because the next steps were already coordinated.

The visible finishes matter, but the behind-the-scenes compliance is what lets a business open its doors.

This project is a massive undertaking from the framing up.

We’re keeping much of the interior framing, removing a large portion of the exterior, changing the roofline, and extending the walls to make room for the new addition.

Once it’s done, we’ll have even more living space, including a new primary bedroom and an additional bathroom.

A lot is changing, and this home will feel completely different when it all comes together.

Insurance restoration is easier when your GC knows how the claim process works.

BFAB uses the same estimating software as the carriers and looks for the details adjusters often miss, from flooring line of sight to cabinets and connected finishes.

Bad framing does not get hidden behind drywall.

On Xavier Street, BFAB pushed for the framing work that actually needed to be included in the claim, then rebuilt it properly so the finished restoration had the right foundation behind it.

The adjuster expected this project to take four months. BFAB got it done in seven weeks.

For a rental property, speed matters. Every extra week can mean lost income, so the goal is simple: move quickly, do the work right, and help the owner get back on track.

Right now, the tarps are doing everything they can to protect the house from the rain, but sun, water, and time eventually take their toll. Whenever the weather rolls in, we’re up here clearing water and checking for leaks.

It’s not the easiest stage of the project, but it’s necessary. Once the new foundation and walls are in place, we can remove more of the old framing and start building the new structure.

After eight months of waiting and one very long journey, the infamous bronze door has finally arrived!

Our crew got right to work installing this beautiful but incredibly heavy piece. Now, we’re making a few modifications so Shelly can open it more comfortably without compromising its design. Sometimes, the smallest details require the biggest effort, but the finished result will be worth it.

Seven weeks before this, the kitchen looked completely different.

BFAB helped get insurance to cover new cabinets, came in under budget, and redesigned the layout with cabinets, subway tile, and a cleaner finished space.

This house is being done the way we know it should be done... not based on the cheapest option, but on what’s right, what lasts, and what delivers the best result.

We’re down to the studs, the roof is off, and the tarps are up. Right now, we’re balancing progress with Mother Nature while we wait for city approval on major basement changes.

Once the revised plans are approved, the new foundation can go in, the back half of the house will come off, and the full addition will begin taking shape. It’s a big transformation, and we’re doing everything we can to keep the project moving forward.
